In this fast changing world, where global markets are responding rapidly to daily events, the difficulty of being able to accurately value real estate has become increasingly apparent. By nature, property valuations are undertaken by considering comparable evidence from similar properties and then making adjustments for the physical attributes of the property being valued.
Relying on transactions that have already completed means this is inevitably a backward looking exercise. The problem is then exacerbated, when there are no comparables or, as in our case, the market has been effectively locked down. In addition, the daily restrictions placed on being able to go out and about, means that even inspecting a property has not, until recently, been possible. This, together with the uncertainty as to how the future may play out, only compounds the issue.
