What Should You Spend Money on To Enhance the Appeal of Your Property?

What individuals want from their houses has changed, in some respects substantially, during the past two years. But some of this transition began well before the epidemic, and is expected to continue to effect buying and renting habits in the years to come.

When considering a new home, Brits focus in with the most critical eye. While some surveys mostly focused on buyers, it's reasonable to conclude that tenants' demands and preferences may not differ all that much.

What’s more, landlords who do a good job of identifying and enticing tenants are likely to draw in the best rents, while keeping renters in their properties for longer and reducing vacant periods.

More over half (52%) of Brits ranked having a private outdoor space as their top priority, according to the poll. Even a residence with a balcony or shared outside area is preferable than none, but obviously this isn't always attainable.

If you don't have a lot of private outdoor space, there are ways to make it seem more private by maximizing the space and keeping an enclosed feeling by adding fencing, hedges, trees, and tall flowers to the far-reaching areas.

Are new-builds more appealing?

Interestingly, several of the characteristics on the top 10 list are synonymous with new-builds. This might give investors, homebuyers, and landlords alike fuel for thought.

A new kitchen came in at number two on the list and was the preferred choice for 51% of respondents. This, of course, comes as standard with any newly built property, along with a new bathroom which was next on the list for 42% of residents.

Freshly painted walls (20%), new flooring (15%), and contemporary appliances all made the top 10 list and were related to new construction (12%). Neutral shades were also noted by 19% of respondents.

Of course, all of these modifications may be carried out on any existing property, too, but a new-build carries the extra draw of never having been lived in; a blank canvas for buyer or tenant.

What people DON’T want

According to research, having a house that needed a lot of repairs was the worst drawback for 45% of participants.

A renovation project is not for everyone, even if it can be quite exciting and profitable for others. Again, individuals seeking an easy life may rest assured that a new construction won't require any maintenance for a very long period.

A lot of outside noise pollution (43%), unsightly surroundings visible from the property, an outdated kitchen in need of replacement (36%), and needing to totally remodel (28%) were some drawbacks for home buyers (22%).

Now is the ideal time to begin making changes to your home so that it has the greatest chance possible when it goes on the market, since the springtime real estate buying boom is just around the corner.
