What Should a Thorough Condition Report Include?

If you rent a property, it is vital that you have a condition report that accurately reflects the condition of all areas and items of that property. It is filled out by the property manager/landlord and reviewed by you as the tenant. Both must agree on the property’s condition before signing the report. This report is legally binding, and you can get downloadable copies from the state.

A Rental Condition Report

A thorough?rental condition report?will list all details of the rental property. It is a room-by-room description of room details. It will describe the room floor to ceiling. It should include window and floor coverings, power points, furnishings, the hot water system, and lighting. The front and back yards and the outside of the building should also be included.

Rental condition reports vary from state to state, but the critical information is the same for all reports. The report contains a landlord and tenant section. Once the property manager/landlord writes a detailed description of the property, The tenant reviews the document at the property to ensure it is accurate, and the form is then signed. Anything the tenant needs to add to the record, such as a misrepresented property condition, they can add those details to the report themselves. It is also a terrific idea to take pictures of the property as you inspect it and make a copy for the landlord.

Condition Reports in New South Wales

Rental condition reports in?NSW?must be filled out in triplicate on possession of the property. The condition report is done to prevent disputes about the property’s condition. This report can be used against you if the property is ever damaged and will affect the return of the rental bond.

When a tenant has an agreement to pay water usage charges, the landlord/property manager must put on the report whether the property has the water efficiency measures that are required.

It is the right of the tenant to make comments in the sections marked “Water efficiency devices,” “Health Issues,” and “Communication Facilities.”?

Filing the Report

The completed, signed report is then divided, with the landlord receiving one copy and the tenant receiving the other two.

Within seven days of obtaining the two copies, the tenant must give the landlord one of the second copies and retain the last for themselves.

Final Property Inspection

When the tenancy ends, the copies of the rental condition report the landlord and tenant retained need to be filled out with both present.?

If one of the parties refuses to attend the final inspection, a note should be made on the report. The property should be inspected, and the findings should be compared to the original condition report.
