What Scares People About Commercial Real Estate...But Shouldn't

When I talk to real estate investors and I tell them I'm a commercial real estate investor, many times I get that Wow isn't a commercial risky look.?So allow me to dispel some myths:


1. Most commercial real estate investors I know started in residential real estate either flipping houses or doing buy and holds - I was no different. I actually started as a commercial real estate broker and then did some "resi" deals and then jumped into acquiring and developing CRE and never looked back.


2. People think it's complicated. I bought my first commercial deal for $99,000 and I sold it to my attorney for $250,000. It was a vacant retail building on a bust street on Main Street that any number of tenants would do well in - not too complicated. I knew I could lease it and bought it not knowing who a future tenant was. It took me 2 months to lease it to one tenant who stayed there for years and cash flowed $2000 per month.


3. People think YOU need a ton of money.?Have you seen the prices for houses...there are small commercial deals right in your backyard. Do yourself a favor and make your first deal small and easy to fund. I'll reiterate my example above.


4. F.E.A.R. I call it False Evidence Appearing Real. The same principles of investing in residential investing apply to commercial. You have to find properties, structure deals, and close transactions. For the people I consult with, I'm more of an accountability partner and a running buddy along the journey of doing a first commercial real estate deal. It's all about following a strategy and accomplishing milestones along the way.


I think that many of us have lost sight of the simple but profound fundamentals of what it takes to be successful.?We are constantly bombarded with sensational claims to get rich quickly by late-night gooorooos.?These repetitive email messages have disturbed our sense of what it really takes to succeed.?I want to clear the clutter, demystify the truth and tell it straight.
