What Questions Should I Ask a Landlord

What questions should you ask a landlord with those initial viewings? I don’t like giving out prescriptive questions because I don’t want you to use them like a script. Have them on a clipboard and just fire them off. If you do that, that will not build a relationship and that will not build rapport. And that’s what those initial interactions with the landlord is all about. People like to work with people they trust.

You often hear; property is a people’s business. But pretty much every business is a people’s business. People only buy from people they know and trust. Landlord’s want to work with someone they feel comfortable with, someone they have a connection with. So that should be where your focus is at the beginning. The key thing when you are trying to do that is that you should be listening much more than you are talking. So when you ask a question, you need to make sure that you actually listen to the answer.

You are there trying to figure out what their problem is and how you can solve it. Whatever the reason is why he doesn’t want to manage the property himself anymore – THAT’S what you should be looking out for. So you need to build up enough of a relationship in order for him to feel comfortable telling you those things.
