Lessons in BIM Implementation

The world of construction is undergoing a seismic shift, driven by technological advancements that are reshaping how projects are planned, executed, and delivered. At the forefront of this revolution is Building Information Modeling (BIM), a transformative approach to design and construction management.

In my presentation, which I delivered at the JKR BIM day in Kuching in December 2024, I shared insights from my 20-year journey in implementing BIM and other digital solutions across Asia. My Journey as a BIM Pioneer in Construction

With over 25 years of experience, my career highlights include:

  • Early adoption of 3D modeling at Arup in 1996 in Ireland.
  • Establishing my own technology-focused company in Hong Kong in 2003.
  • Leading groundbreaking projects such as the Cathay Pacific Cargo Terminal, Midfield Airport Passenger Terminal at Hong Kong International Airport and Malaysia’s MRT2 in Kuala Lumpur.
  • My new role at FTI Consulting , where I guide project teams on their digital transformation initiatives.

My journey from a structural engineer to a thought leader in construction technology has been driven by my passion for innovation and a commitment to improving our industry.

The Evolution of BIM: From Basics to Breakthroughs

During my presentation, I discussed the early challenges of adopting BIM, including resistance from architects and engineers reluctant to undertake additional design coordination tasks. However, my approach to overcoming these hurdles, such as structured coordination meetings, detailed clash detection processes, and a clear focus on project outcomes, provides a practical roadmap for those navigating similar challenges today.

One of the key examples I shared was the Cathay Pacific Cargo Terminal project in Hong Kong. This project demonstrated how BIM’s value improved the production of construction drawings. By leveraging BIM models for coordination and risk reduction, my team at InteliBuild in Hong Kong delivered exceptional results and we learned important lessons for future projects.

Game-Changing Tools: Laser Scanning, 360 Camera Reality Capture and Drone Surveying

One of the standout sections of my talk explored how reality capture technologies, such as laser scanning, 360-degree cameras and drones, are transforming construction project management

  • 360-Degree Cameras: Affordable devices allow for comprehensive weekly site documentation. By integrating cloud-based processing, teams can compare captured imagery against BIM models, enabling real-time progress monitoring and quality control.
  • Drones: These versatile tools can generate detailed 3D site models within an hour, reducing tasks that traditionally took survey teams weeks. By using high-overlap photography techniques, drones achieve remarkable accuracy and efficiency.

A Glimpse into the Future: Augmented Reality and AI

In the final segment of my presentation, I delved into emerging technologies, with augmented reality (AR) taking center stage. AR tools allow workers to visualize installations on-site, ensuring precision and enhancing quality control. Combined with AI-driven solutions for quality assurance, these innovations are paving the way for smarter, more efficient construction workflows.

The problem with the excess subdivision of design tasks based on the BIM 'inventory system' approach , especially in linear infrastructure, is that no single designer is fully responsible for the overall coordination at the model level. Traditionally, the primary discipline (road/rail/et al) would design it all down to the subgrade including grading and drainage. Excess BIM delegation compromises the design integration. Too often, nobody owns the complete design deliverable to the constructors. I've seen this evolution since the inception of CAD. This breakdown in the fundamental design workflow is a serious concern in the engineering world.
