Reasons Your Home Won't Sell...

First of all, the legal paperwork that selling a house involves is far greater than you may imagine. It usually requires legal assistance from an attorney. Some home buyers feel they can handle it themselves, but you must be very careful and approach this with the utmost care. Any small error in any detail that may arise can cost you a lot of money or delay the deal.

The following is a basic checklist you should always refer to when you show your house to prospective buyers. You should take time to care for these things so that you are not thwarting your chances of attracting a strong offer:

? De-clutter: A home with a lot of clutter, that is to say, a house that has not used its space in an effective manner, stands less of a chance of getting sold faster, for a good price. More and more people are looking at optimizing the space within their home. So whatever space they see, people don't want to see your cluttered items and personal belongings, they want to envision their own.

? Make Beds: If you are in a habit of leaving home each morning for work without having your beds made, you should consider making some changes. Your agent may bring prospective buyers to your house and they may find unmade beds. Although this is not a major issue, it gives off a negative impression. If you cannot make your beds in the morning and tidy up, you can talk with your agent and ask them to avoid bringing in people before a particular time, or bring them only during weekends, or at other times. However making your home available as often as possible will result in more showings and more offers!

? Clean Closets: Make sure your closets and drawers are neatly arranged. It gives an extra impression of order within the household. Cluttered closets symbolize chaos and give a wrong impression of your house to potential buyers.

? Light: Make sure that you have your curtains drawn to let in enough natural light. Artificial lighting can be used to enhance the interiors of your house, but just relying on artificial lighting gives a gloomy impression. Leave most of your lights on for showings and open houses.

? Leave your house: Let the agents handle the showings. If someone has come for a showing at your house they really do not want the current homeowners there while they are touring the home. Sometimes when they homeowners are present, the prospective buyer does not feel very comfortable while exploring the home which is not creating an optimum environment to sell your home.

? Clean yard: Make sure your yard is clean and tidy as well. As with beds and closets, this plays a major role in forming a good impression. Pick up sticks, keep landscaping neat, clean up any toys that may be out and keep it shoveled or well-raked depending on the weather and time of year.

? Dogs and pets: If you have pets, try your best to remove them during the showings. You can take the pet for a walk, go to a neighbors, or just drive around in your vehicle. If you must keep your pet(s) at home, keep them away from the buyers. Even though you may have the very best pet in the world, some people who come to view your house may not be very impressed by your animal. Furthermore, if they do not like animals, they may feel uncomfortable, or worse yet, frightened, and be unable to view your house completely and comfortably.

? Smell: Make sure your house does not smell under any circumstances. It is a major put off. If you are unsure, have someone else come inside and give their honest opinion. Consider a deep cleaning, professional assistance and/or air fresheners if there is a strong odor present.

? Check Your Home Often & Regularly: You must continually inspect your own house to see everything is in place. Arrange the closets, mow the yard. Make sure everything looks vibrant and happy.
