What Exactly is a Home Inspection?

Buying a home? Here’s something you might not have thought to ask: What exactly is a home inspection, and do you really need one? Let’s clear that up!

A home inspection is not a pass-or-fail test—it’s a detailed check-up on the home’s condition. Yes, an inspector looks for major issues like leaks, electrical problems, and foundation cracks, but their job isn’t just about finding problems—they’re also there to educate you about the home.

They’ll show you where the water shut-off valve is, how old the HVAC system is, and where to find the electrical panel. They also identify any safety issues that need immediate attention and help you plan for any repairs or maintenance you’ll need to tackle once you move in.

Do you have to get one? No. But skipping it is like buying a used car without popping the hood—you might be fine… or you might be in for a very expensive surprise.

And heads up—this is your expense. It’s paid out of pocket and usually costs $300-$600, depending on the home’s size and location. But compared to the cost of unexpected repairs? It’s worth every penny.
