What does luxury mean to you?

The term luxury should be used to describe products that offer a high level of comfort, quality, or elegance. However, in the new home market, the term luxury has become so common that it has lost much of its meaning and value. Other developers and agents use the term luxury to attract buyers and justify higher prices, even when the properties they are selling do not meet the standards or expectations of true luxury.

One of the reasons why the term is overused in the new homes market is that there is no clear definition of what constitutes a luxury home. Different buyers may have different preferences and criteria for what they consider luxurious, in our experience, we believe the following should be associated with truly luxurious homes:

  • Exclusivity: Homes should be located in desirable areas, with great access to local conveniences, including schools, services, and entertainment. They should also have unique and distinctive architectural styles that set them apart from other homes in the area.
  • Quality: They should be built with high-quality materials and craftsmanship, and include high-end, designer, and hand-made fixtures and fittings. They should also have spacious and functional layouts that maximize natural light, views, and furniture arrangements.
  • Amenities: True luxury to us also means providing features that enhance the lifestyle and well-being of the owners, such as advanced Security and Smart Home Technology.

Other developers and agents use the term to describe houses that are simply new, modern, or slightly above average in terms of size or price. They may also use the term luxury to create a false sense of scarcity or urgency among buyers who fear missing out on a rare opportunity. This can lead to disappointment and dissatisfaction among buyers who realize that they have paid a premium for a home that does not deliver on its promise of luxury. This does, however, create an upside for us, as when people visit a Brookworth house they are blown away by the quality, features, and finishes as they exceed the standard they are used to seeing by leaps and bounds.

Luxury is all about expectations. If you've only ever dined in average restaurants, the better ones will be seen as high-end. If you've only ever owned a cheap watch, luxury is usually out of reach. Perspective is everything. When a developer highly specifies a building, there is a question as to whether this is necessary for the area and the market. There are brands that have poor specifications, but the brand is strong and associated with quality fixtures. Finding the ideal specification, takes time and energy. Overcooked and you've done your money. Undercooked and you'll lose interest or won't achieve the optimum prices. It should feel good - it should look good - it should be well designed. Few developers will hit the nail on the head. A poorly fitted, good-quality carpet is worse than a well-fitted poor quality carpet. Is the target market OAPs? If so, the bath won't suit. It's all about knowing your target market and making sure you hit the spot every time.
