JUNE NUMBERS SHOW CONFIDENCE IN NYC REAL ESTATE.  Phase 2 in NYC began on June 22nd and the real estate market responded with a surge in New Supply and Contracts Signed both outpacing April and May numbers. The increased activity is a positive sign, but contracts signed are still -70.7% from last year. Moving forward the market will continue to be thinly traded and supply will outpace demand through the end of the year as both buyers and sellers will need to adjust their pricing expectations.   • Number of Signed Contracts in June totaled 257 up 61.6% from May and -70.7% from last year.
  • 142 Coops, 109 Condos, 6 Townhouses
  • 116 under $1M, 100 from $1M-$3M, 41 above $3M
  • Monthly New Supply is up 168.1% from May and up 16.6% from last year. 
  • Supply is currently at 6,215 up 18.8% from May, 4.4% YTD and down -17.5% from last year.
