In the 18 years that I have had the pleasure of being a realtor in the Houston area(wow time flies!, I have seen many different ways that people can buy or sell a home. Recently, discount brokers seem to be a big up-and-coming trend. While they can offer some pretty attractive advantages, nothing cuts both ways. Here's a look at some of the disadvantages of a discount broker that will help you weigh your decision.

1. Limited Services Offered??

The chief difference between discount brokers and traditional agents perhaps lies in the level of service provided. Discount brokers carve out a core level of service that can carry out the listing on the MLS and little else. If you're looking for intensive marketing, staging, or just personal support along the way, you may find yourself a bit disappointed to learn that such services aren't entirely provided by a discount broker.

2. Negotiation Competencies??

?Many discount brokers are competent; however, they may not be at their best level of negotiation, as would be the case with more seasoned agents. This could make the difference in your capability to attain the best possible terms, especially in competitive markets.

3. Market Knowledge??

It's local market insight that really sets the difference in a successful transaction of real estate. A discount broker may definitively understand the market but lack insight that only comes from years of experience. This may affect pricing strategies or an understanding of market trends, which are really important in making informed decisions.

4. Availability and Support??

Discount brokers have to handle more clients because their fees are relatively lower. You will, therefore, be more likely to have less one-on-one support and less availability with them compared to a traditional agent. If you are the type of person that wants to be in constant communication and have personal guidance in every step, this may be counted as a disadvantage.
