Chances are, you have read or seen information that Ibeju-Lekki, Lagos, Nigeria is the fastest growing property location in Africa. My name is Realtor Ikenna (+234 8030529372) and here is my professional analysis on the potentials of Ibeju-Lekki. For two broad reasons, Ibeju-Lekki arguably has the fastest property appreciation rate in Africa as at 2019. It is a scarcely populated area which implies relative affordable property. It currently hosts ongoing, very high employment and commercial opportunities in the Lekki Free Trade Zone, Lekki Deep Sea Port, Dangote Industries and Private Jetty, proposed New Lagos International Airport and 38km 4th Mainland Bridge. The first reason is affordability and the second is potential value appreciation. These are the main reasons why Nigerians and Foreigners across the world, want to be part of Ibeju-Lekki.
Section A on the Ibeju-Lekki map on this article, is the most populated area of Ibeju-Lekki and to the left, leads to Ajah, Lekki Phase 1, Victoria Island, Ikoyi and farther to Lagos mainland. The farther you go, the more dense the population is, the more expensive the property and housing rent are. You will find numerous residential estates along the Lekki-Epe expressway going left of Section A. Key landmarks on the axis are Lakowe Golf Course, Greenspring Schools, Lufasi Nature Park, Novare Shoprite Mall, Lagos Business School, Victoria Garden City (VGC), Chevron Head Office etc. Ibeju-Lekki Local Government Area starts from Abijo, just by Lufasi Nature Park. There are a lot of new property development in this section of Ibeju-Lekki that enjoys relative affordability and high value growth potentials.
Section B on the map starts from Eleko Junction and to the right are PAN African University, the undergraduate campus of Lagos Business School, Eleganza Industries and the New Lagos International Airport. It continues to Epe, Ijebu-Ode and Lagos Benin Expressway. It is widely believe that Lagos deserves a second International airport to fit her mega city status of over 25 million population. The widely held view is that there is no better place for the New Lagos airport project than Ibeju-lekki. On the map, Eleranigbe is the road before the airport and connects the proposed 38km Lagos 4th Mainland Bridge. This bridge is expected to connect Ibeju-Lekki to Ajah Badore, Ikorodu, Sagamu and Lagos Ibadan expressway. There are a lot of new property residential and commercial investment opportunities around the PAN African University, the other side of the road of the airport and Eleranigbe axis. At Ilamija on this axis, Dangote Industries is building a private 4 lane expressway connecting Section B of Ibeju-Lekki, PAN African University axis of Lekki-Epe Expressway to Epe, Ijebu-Ode and Lagos Benin Expressway, to Section D, Lekki Free Trade Zone Road and Dangote Industries axis, on the map. A direct impact of this, is the decongestion of Lekki Free Trade Zone Road and Lekki Coastal Road which leads from Ibeju-Lekki to Victoria Island via Ammadu Bello Way. Amazing!
Section C is the Eleko Beach Road. Small but mighty, mainly prime residential and hospitality area which starts from Eleko Junction to Eleko Beach Junction by the Coastal Road on Section E. Eleko Beach Road is about 5km but the most expensive piece of property in Ibeju-Lekki, aside property inside the Lekki Free Trade Zone. Consider it like the Awolowo Road in Ikoyi, Opebi Road in Ikeja, the Admiralty Way of Lekki or the Bode Thomas of Surulere, except the Eleko Beach Road is better. On this road, you will find Amen Estate Phase 1 and Phase 2, Five Oak Residence, Jiu Hua Furniture, Albester College, Hosanna Gardens Phase 1 and Phase 2, New Era Youth Camp NGO and other projects in the pipeline. There are unconfirmed reports of a Shoprite mall and a 3 Star hospital to commence on this stretch too. In terms of current market value, this is without doubt the area to watch out for. Notwithstanding, property here is still affordable compared to locations of its status across Lagos or Nigeria. Because Eleko Beach Road is just about 5km, we expect it will be the first to hit the maximum primary land owners / investors in Ibeju-lekki, Lagos.
Section D of the Ibeju-Lekki map on this post, is the Free Trade Zone or Coastal Road. It is the Holy Grail of Ibeju-Lekki! It is the very reason for the Ibeju-Lekki attention. Check the line-up. Lekki Free Trade Zone which have Dangote Industries of Petroleum Refinery, Chemical Refinery, Cement and Fertilizer plants, the only Kellogs factory in West Africa, Power Oil, Dano, Longrich factories and so many other job centres. There is also the Lekki Deep Sea Port, Dangote, private jetty, International golf course, La Campange Tropicana Beach Resort etc. Trust me, Ibeju-Lekki is worth a visit anytime you are in Lagos. Simply no better multi-purpose area for business and tourism potential in Africa. Over 1.5m new jobs are expected to be created in Ibeju-Lekki by 2023. Most of these industries are located before the Dangote Fertilizer Plant. After this point is a long stretch of residential and soft commercial developments all the way to the La Campange Tropicana Beach Resort. Further the Resort are vast low budget residential developments in the Okun Ise area, Igbogun, Asagun and up to Itoru Ode –Omi area of Ibeju-Lekki. It is always an eye opener touring these areas as the pace of development is unbelievable.
Section E is termed Badore Road on the map but we will refer to it as Coastal Road. It connects the Free Trade Zone Road to its right and wait for it. To its left is an already mapped road which links Eleko Beach Junction to Eko Atlantic City and Ammadu Bello Way in Victoria Island. This road connects areas like Awoyaya, Ogombo, Ajah, Lafiaji by Chevron, Femi Okunun Estate and Jakande at Lekki Beach, Oniru and to Victoria Island. The road is already mapped out and some segments of it are even motorable. Consider it an alternative road to the busy Lekki-Epe Expressway and you are spot on. This makes this road a very important aspect of the glory of Ibeju-Lekki. No significant landmark on this road for now. However, there are a number of new residential and commercial developments along the road.
