Welcome to December!
Can you believe it’s already the silly season?
As the real estate market begins to slow down for the year, it is the perfect time for owners looking to sell in the early months of 2018 to start planning and getting their property ready for market.
With much media attention the past few months relating to auction clearance rates dropping to just under 60% at times throughout Sydney I have been pleased to maintain a personal clearance rate of 100% for 2017 with Cobden & Hayson.
Now more than ever in a shifting market it’s imperative to base your decision on which selling agent you choose on their track record.
If you are thinking of selling in the early months of 2018, now is the time for us to get together and discuss the best plan to maximize your sale price as well as ensuring a smooth, stress free transaction.
Order professional photos & floorplan of your home now
It’s a good idea to have professional photos taken now before the Christmas decorations go up. It’s also important to note that buyers don’t stop looking and by having these on hand we are able to speak with buyers about your property prior to marketing.
Tackle outdoor repairs
Warm weather makes it an ideal time to take care of home improvement projects like painting, roof repairs and replacing windows. You also may want to consider getting a pre-listing home inspection so you are aware of any other necessary repairs – both indoors and outdoors – and have ample time to get them fixed. Or for apartment owners an independent strata report carried out. Having a substantial sized property management division, we have a long list of recommended trades people we can introduce you to who may be able assist.
Declutter and get organized
Most homes could stand a little decluttering – and that’s especially true before they hit the market. The Christmas break is a great time for a cleanup and clean out.
Contract for Sale Prepared
All property sales in NSW require a Contract for Sale before a real estate agent can prepare marketing a property. This generally can take up to 10 working days to prepare. With many solicitors close their doors around the 22nd of December and many not re opening until January 9th, 2018, it is a good idea to get this prepared sooner rather than later.
