February was a short but action-packed month. Let’s dive in!


CIT Op-Ed: Deals completed and circulating indicate Columbus will have normalized absorption for 2025.

Negative absorption in Columbus had all of the buzz following the net 1.8M SF of negative absorption at the end of the year; leaving a lot of questions about the actual state of the Columbus Industrial market and what 2025 would have in store.

There have been a number of large market transactions take place since the start of the new year as well as a general increase in leasing and sales velocity compared to the first half of 2024. We believe this shows a good indication that between deals completed and deals currently circulating that Columbus will have much more normalized absorption for 2025.

There are a few deals that will contribute most notably to this prediction. First is Red Rock Developments who leased their 946,400 ± SF space at 7409 Mink Street in Etna, OH to a confidential tenant who is occupying as of Q1. Second, Anduril Industries signed a 773,000 ± SF lease and is set to occupy early 2025. Lastly, Tarkett, who signed a 611,750 ± SF lease in West Jefferson, OH in Q4 2024 occupied in January. All three of these deals will contribute to greater positive absorption and set the tone for continued activity and demand as 2025 plays out.
