Welcome to another edition of our Industrial real estate news roundup!
Another week and another tons of news to get to!
Aside from?all the bank turmoil last week, the biggest news in the industrial sector is that the?Surface Transportation Board finally approved the Canadian Pacific & Kansas City Southern merger, effectively creating the first mainline to connect Canada, USA and Mexico.
Even though this was a $28 Billion merger, the impact this will have on the transportation, logistics and industrial real estate industry?have not truly been factored in yet.?This article?spells out the transformative impact this merger will have on re-shoring, manufacturing, supply chains and employment figures.
WIth China appearing at risk of losing their throne as The World's Factory, there is already a?sizeable amount of re-shoring happening in North America?and this merger has the potential to make NAFTA an even more formidable force.
While some markets are (and will continue) benefiting from onshoring, there does appear to be a shift in port access underway. Take this report from Freight Waves which shows?Los Angeles port activity was down 41% year over year.
It's too early to tell definitely, but there is a strong case to be made that rail traffic (and port activity by extension) will shift from being historically east-to-west to now going north-to-south.
My early guess is that anything within close proximity to the CP/CKS main line will become some fairly attractive real estate going forward. Especially anything close to a large airport or intermodal yard.

Lastly, I've talked before about how drone deliveries have a chance to also radically transform the industry, particularly last mile delivery. To that effect, here is a video by Mark Rober which shows?just how close this technology is to coming to fruition.
