A property that looks its best has a better chance of selling quicker and reaching a higher price.
Quick fixes before selling a home always pay off, but working out which home repairs will bring the biggest return is the challenge for many sellers. Often sellers, whilst trying to do the right thing, often make repairs that are not required. A lot of these repairs are what the seller would want, but are not necessarily what a buyer would expect.
Below is a list of some repairs that shouldn’t cost too much and may be worthwhile carrying out prior to putting your home on the market for sale:
- Replacing chipped or cracked tiles. Cleaning or replacing the grout
- Painting ceilings and walls if the existing paint is peeling or simply needs refreshing
- Patching cement cracks in sidewalks
- Planting flowers
- Replacing doorknobs and locks
- Fixing or painting fences
- Resurfacing kitchen cabinets is an inexpensive option. This involves attaching a thin veneer to the surface of the cabinets and replacing the doors and hardware
- Replacing kitchen surfaces. Simple laminates, newer faucets, especially pre-rinse faucets are popular, and sparkling sinks will also sell
- If you cannot get the shower doors clean, consider replacing the door, especially where lime deposits have been etched into the glass and cannot be removed
