We Make 1031's Easy

I often receive calls from Seller's wishing to utilize a 1031 exchange asking: "Send me the application" or "What forms do I have to complete?" or "Where do I send the money from settlement?" or "My contract of sale did not mention the 1031, is it too late?".  The answers to these questions are:  There is no application;  There are no forms to complete;  We will coordinate with the settlement agent for the forwarding of 1031 funds;  And no, it is not too late.  We will prepare an addendum to add the required 1031 language to the contract of sale.

We make the 1031 process easy.  A 15 minute conversation with the Seller or their representative, a copy of the contract of sale, and the name of the settlement company are all we need to prepare the required 1031 documents and closing instructions.  These documents are prepared by us and sent to the designated parties within one business day of receiving the contract of sale.  The 1031 documents can be forwarded by email, fax or Priority mail to the Seller for signature on no more than 5 documents.  The settlement process does not change....the Seller can attend or not as originally intended without regard to the 1031.  The process is that simple!
