The way business will be conducted is going to change....

What business owners have learned during this period is that some of their staff can work from home. This is likely to change the way some operate, less work space required, more hot desks and reduced operating costs. They also had to explore, or develop further, new communication channels to sell their services or products, increasing their e-commerce and online / social media presence. This will challenge the relevance for some, of having a high-street presence and expensive commercial space/office. 

From my perspective, I love meeting people and am an advocate of face to face meetings. This is how we get a real feel about someone. We do not do business with businesses but with people we like and trust. But face to face meeting takes time when we include commuting from one place to another. Having worked from home for 2 months and now “mastered” Zoom video calls (took me time to get used to it…), I realised how more efficient I was with my time, but more importantly how quickly meetings could be organised with clients and partners via video call. With agendas, it could have taken weeks before for those to happen. We will still have face to face meetings, but our way of operating has already changed.

As Buying and Property Search Agents, the process we follow to deliver our client’s project and acquisition will remain the same, as it is key to our success: the way we advise our clients, the buyers, will not change, nor will the complete market search we conduct to identify the best properties available, the viewings, deal negotiation, conveyancing process, tax advices, ownership set, etc.

Some estate agents are actively pushing “virtual viewings”. Representing the sellers, their clients, I understand why they are doing so. But this is likely to be appealing to a very small percentage of buyers. Being by their side from day one as Buying Agents, we know how our clients make their final decision. This has nothing to do with a property specification, as long as it meets their criteria, but rather with the energy and vibe they feel when stepping into a property for the first time. This is very irrational and cannot be replaced with “virtual viewings”.

Very true Seb. Just done a zoom with clients and accountants for a gift of UK assets. Miss face to face meetings though.

Good article Sebastien. Meeting clients over a zoom call certainly improves the time efficiency and I don't think it will ever fully replace the face to face option. I think a mix of the two options in good proportion will be the way forward. I also agree with you that being able to feel the energy of the place best when being there to view the place , though virtual viewings can serve some client groups well too; giving them an opportunity to shortlist the places that are the "real potential runners" for them.
