No Water Back Up coverage for Landlord policies with Allstate?
A potential client called me today inquiring about water back-up coverage for a rental property that he owns. He has Allstate for all of his personal insurance policies and when he bought a new home late last year, he converted his old homeowners policy into a landlord policy. This is a simple and common transaction.
But when he had a water backup claim this past week, he found out that he doesn't have coverage. And not only that, he (and subsequently I) find out today that Allstate doesn't even offer this protection for their landlord policies (at least in Maryland). I was shocked to say the least.
A couple of takeaways:
-First and foremost always know the basic coverage on your policies. If you don't understand them, find an agent that will take the time to go over them with you. Most insurance professionals I know are extremely astute and are willing to take the time to go over the nuts and bolts of a policy with a client to ensure they are educated about the mechanics of it. -If you have Allstate for any of your personal insurance, but especially your rental properties, we need to talk. We need to make sure you are well-protected, because water back up/sump pump overflow/sewage drain backup (all different names for the same peril) is the #1 claim in the DC/Baltimore metro area. Quite frankly, it is a bit irresponsible for Allstate to not even offer this coverage and I'd love to know why. Regardless, we need to make sure that you are protected from mayhem because apparently not all insurance companies will.
