The City of Warsaw’s anticipated project of remodeling Krucza Street, reaching to Al. Jerozolimski, embodies this vision.

Krucza Street should soon experience a major renewal, aiming not only for urban aesthetics but also for functional advantages. Krucza already benefits from large sidewalks on both sides of the street giving urban planners the necessary space to improve.? As the road and sidewalks are modernized, according to the City’s plans the metropolitan essence should become tangible, and the overall aesthetics of the street would be given an unmistakably modern metropolitan touch.

A major highlight of this transformation is the expansive pedestrian promenade at the street's sides. This will be flanked by tall trees, providing a canopy of shade and a green reprieve. Such a pedestrian-centric initiative increases foot traffic, which is undeniably beneficial for the local businesses, especially restaurants. In the framework of the city's ideas for Krucza, there is a plan to implement solutions aimed at both narrowing the roadways and calming traffic, as well as introducing an innovative concept for the capital: a centrally located pedestrian pathway, flanked by single-lane traffic routes on both sides of the passage. We couldn’t however confirm this concept with City’s authorities. As cities globally realize the importance of alternative models of transport, Krucza will be no exception. The street will incorporate dedicated bicycle lanes and amenities, underlining the city's commitment to promoting eco-friendly transportation options.

The uptick in pedestrian movement translates to heightened footfall for eateries. More people strolling by means a higher likelihood of them stopping for a meal, or a quick snack. You can notice that during the summer in Wilanów restaurants located along the bicycle route. ?The expanded pavements are a double boom for restaurants. First, they allow for larger outdoor seating areas, which are particularly lucrative during the pleasant summer months. Outside dining has gained popularity, and with more space, restaurants can capitalize on this trend, offering atmospheric dining experiences and thereby boosting their seasonal revenue.

While the primary intent is to prioritize pedestrians and cyclists, it's undeniable that convenient parking plays a crucial role in attracting diners who prefer driving. A balance between walking spaces and parking can be the key to ensuring that restaurants serve to both local residents and those coming from other parts of the city.

Current lease rates on Krucza Street average between 25-45 EUR per square meter, which is consistent with the median range for this city center location. Nonetheless, there remain attractive opportunities for careful entrepreneurs looking for good offer. It's worth highlighting that the forthcoming rejuvenation of Krucza Street is anticipated by some to /boost lease rates. Consequently, for companies considering the establishment of a dining venue in the area, now is the ideal time to finalize a lease agreement.
