With the holiday season coming up, it is the ideal time to reflect on an eventful year at Warimpex, our history, and new strategic developments.

In this final edition of our 2024 newsletter we shed a light on Kraków, one of our key hubs and a city known for its vibrant Christmas tourism and growing reputation as a business centre. Following the sale of our Russian assets, our strategic focus has shifted firmly to Poland. Thus, we would like to conclude 2024 by taking a closer look at our journey in Kraków and its significance for Warimpex.

Further highlighting our presence in Poland, we featured Veronica Taussig in our Cowork by Memos Artist Series, an artist whose colorful works enhance the atmosphere at our Ogrodowa Office in ?ód?.

Warimpex in Kraków: A Story of Growth and Innovation

Warimpex has a rich history in Kraków, marked by continuous investment and development in the city’s real estate market since 2006. Over the years, the company has successfully developed numerous projects, with five completed to date and more currently in development. On this journey, Warimpex has transitioned from a primary focus on hospitality to specializing in office property development, underscoring Kraków's importance as a key market for Warimpex. But what is it about this city that aligns so perfectly with Warimpex?

Since 2006, Warimpex has been contributing to the development of Kraków with innovative projects, making the city an important part of its growth strategy in Poland.

Next to ?ód?, Kraków has become a focal point of Warimpex’s strategic efforts in Poland, and the company’s commitment to the city continues to grow. This synergy is reflected in the company’s projects, that have been developed over the last years.

Warimpex’s Key Milestones in Kraków

  • Vienna House Easy Chopin (Hotel Chopin): Built in 1992, acquired by Warimpex in 2006, and sold in 2017.
  • andel’s Cracow: Opened in 2007 as Poland's first design hotel. Initially developed in a joint venture, Warimpex became the sole owner in 2008 and operated it until 2017 under a lease agreement.
  • Mogilska 41: Acquired in 2017 and renovated into a 5,100 m2 Class B office building in Kraków’s prime business district. Fully leased since 2019.
  • Mogilska 43: Completed in 2019, this 12,900 m2 Class A office building set new standards in Kraków with its modern design and sustainability credentials, earning a BREEAM "Excellent" rating.
  • Mogilska 35: Opened in November 2023, this 11,900 m2 office building is Warimpex’s latest addition. Designed to the highest ecological standards, it already received a BREEAM "Excellent" certification in February 2024.

A Focus on Sustainability and Innovative Workspaces

Warimpex is dedicated to creating sustainable and future-oriented office spaces. Both, Mogilska 43 and Mogilska 35, are EU Taxonomy-compliant, reflecting the company’s commitment to ecological design and environmental responsibility. The properties feature innovative elements such as expansive glass fa?ades for natural lighting, efficient climate control systems, and green terraces to enhance the well-being of tenants.

The Mogilska 35 Office also integrates Cowork by Memos, a flexible coworking solution that addresses the evolving needs of modern workplaces.

With all this in mind, Warimpex continues to assess potential new projects in Poland, driven by strong demand and growth opportunities in Kraków's office and co-living sectors. With expectations of increased occupancy and revenue at Mogilska 35 next year, as well as the promising Chopin co-living/office development, the company remains committed to expanding its footprint in Poland through ongoing evaluations of new projects.

Mogilska 35 is Warimpex's latest project in Kraków, combining sustainability and modern design. By 2025, occupancy and revenue are expected to grow significantly.

Kraków as a Strategic Hub

With three successful office developments in Kraków, Warimpex has positioned the city as a cornerstone of its business strategy. The combination of Kraków’s flourishing economy, international appeal, and talented workforce ensures a continuing demand for modern, high-quality office spaces. Recent data underscores Kraków's leading position in Poland’s regional office markets, with leasing activity increasing by 54% compared to last year. Furthermore, the rise of flexible work models and the increasing popularity of coworking spaces are shaping market dynamics. Warimpex’s properties not only meet these needs but also set new benchmarks for sustainability and innovation in the local market.

Kraków’s unique appeal

Kraków, Poland’s second-largest city, is a thriving urban centre with nearly 800,000 residents. It blends historical charm with modern economic vitality. With a historic centre that is a UNESCO World Heritage Site, the city attracts over 9 million tourists annually, solidifying its reputation as a global destination. Beyond its cultural allure, Kraków is Poland’s largest regional office real estate market, a key driver for Warimpex’s strategic investments. The city is home to a dynamic mix of international corporations and start-ups, creating a consistent demand for high-quality office spaces. Its central location, strong infrastructure, and access to a deep talent pool – bolstered by institutions like the renowned Jagiellonian University – make Kraków an ideal base for businesses across various industries.

For the last time this year, we showcase the talented artists who bring creative energy to our Cowork by Memos locations. Today, we highlight Veronica Taussig, an exceptional artist whose vibrant works transform the spaces they inhabit. Her art can be experienced firsthand at the Ogrodowa Office in ?ód?, where her colorful and organic designs enhance both the outdoor and interior spaces.

Veronica Taussig has been living and working in Vienna for many years, with a professional background in interior design. Her lifelong passion for art led her to embrace her own artistic practice relatively late, debuting as an artist in her 60s. Since then, she has devoted herself to creating sculptures and objects characterized by geometric forms, bold colourful arrangements, and a blend of organic and architectural elements.

Her unique style reflects a fusion of influences, ranging from natural shapes to laboratory-like structures. Veronica’s work has been exhibited in major cities such as Prague, Berlin, ?ód?, St. Petersburg, Warsaw, and Vienna, earning widespread recognition for its innovative and dynamic appeal.
