As we move into the final months of the year, we would like to share the latest news and upcoming events at Warimpex. Next week, from 7th to 9th October, we will be participating in Expo Real in Munich, one of the leading real estate trade fairs in Europe. Later this month, on October 24th and 25th, Florian Petrowsky of our Management Board will be present at the Gewinn Messe in Vienna as a “Star der Stunde” (Oct. 25th, 12:30 pm).

In terms of assets and projects, we are pleased to share several positive developments: The Cowork Extension at Red Tower in ?ód? continues, reflecting the increasing demand for flexible office solutions. Similarly, the greet Hotel in Darmstadt has also introduced a new Cowork Expansion. In our efforts to creating environments that support the well-being of building occupants, Mogilska 35 in Kraków has obtained the WELL Health-Safety Certification.

In our “4 questions to” category we talked to Andreas Schiller, journalist and publisher on real estate developments, about current developments and upcoming trends in the real estate sector.

Additionally, as part of our Cowork by Memos Artist Series, we are featuring Maciej Walczak, whose work contributes to the distinctive atmosphere of our coworking spaces.

Developments at Warimpex: Project Updates

This quarter, we are pleased to share recent developments from four key projects in our portfolio. From expanding coworking spaces to obtaining important certifications, these updates reflect our ongoing efforts to adapt to market needs and enhance our properties.


Cowork Extension at Red Tower, ?ód?

Cowork by Memos has expanded its coworking space in the Red Tower office building in ?ód?. In response to the growing demand for flexible office solutions, an additional 600 sqm of coworking space has been opened on the 11th floor. This brings the total coworking area operated by Memos in Red Tower to approximately 2,400 sqm.

The newly added space includes a large chillout area and a fully equipped kitchen with a dining space. The Red Tower, acquired by Warimpex in 2022, is one of the tallest office buildings in ?ód?, offering panoramic views of the city from its central location. Situated on Piotrkowska Street, it is well connected to major public transport hubs, including ?ód? Fabryczna and ?ód? Kaliska train stations.


Cowork by Memos has expanded its coworking space in the Red Tower office building by 600 sqm.


Coworking Expansion at greet Hotel Darmstadt

Warimpex has also introduced a new coworking space at the greet Hotel in Darmstadt, offering an additional 2,000 sqm of flexible office solutions. This space features units ranging from 12 to 500 sqm, including 15 fixed and flexible desks. Tenants also have access to a coffee lounge and a variety of on-site amenities such as a lunch canteen, fitness studio, laundry services, and hotel conveniences, like 24/7 reception and cleaning.

The greet Hotel Darmstadt, located just minutes from the city’s main transport hubs and Frankfurt Airport, is set within a 5,000 sqm green area, offering an ideal environment for both work and relaxation.

WELL Health-Safety Certification for Mogilska 35, Kraków

The Mogilska 35 office building in Kraków has received the WELL Health-Safety certification. This certification, developed by the International WELL Building Institute (IWBI), assesses 108 factors related to the impact a building's design and operation has on the health and well-being of its tenants across ten categories: air, water, light, movement, nutrition, acoustics, materials, thermal comfort, mind, and community.

At Mogilska 35, specific measures have been implemented to ensure optimal air quality, to enhance access to natural light, and to promote both physical and mental well-being for its tenants. The importance of such improvements is increasingly recognized in today’s evolving labour market, where employee well-being is a priority. Warimpex has also renewed the WELL Health-Safety certifications for two other office buildings: Mogilska 43 in Kraków and Ogrodowa Office in ?ód?, further underlining the company’s commitment to these principles.?

Jerzy Krogulec of Warimpex Polska emphasizes the significance of health-focused office spaces: “Appropriate acoustics and soundproofing increase concentration and analytical ability, while good air quality translates into a better sense of well-being for employees. We place great importance on ensuring that Warimpex's office buildings meet these criteria and are good places to work.”

Local artists at Cowork by Memos: Maciej Walczak

This quarter, we continue to highlight the work of local artists featured at our Cowork by Memos locations. Today, we would like to introduce Maciej Walczak, whose unique artistic style decorates many of the interiors at Warimpex and Memos buildings, making it a signature feature of our coworking spaces.

Maciej Walczak studied interior design at the Lodz University of Technology before pursuing graphic arts at the Academy of Fine Arts in ?ód?. He is best known for his linear murals and paintings, though his portfolio also includes detailed ink drawings and expressive serigraphs. For Walczak, art is a therapeutic medium, a way to release suppressed emotions and explore personal experiences. His creations often serve as a journey into his own psyche.

What makes his work particularly striking is that most of his pieces are created freehand, directly on walls, canvases, or paper. His art draws inspiration from Slavic and Germanic mythology, the warrior cult, and elements of shamanism and supernatural phenomena. While his work may appear chaotic at first glance, it is carefully balanced by his strong sense of discipline and perfectionism.
