For the past 13 years, I’ve worked with high-net-worth buyers in luxury real estate, and if there’s one truth I’ve come to understand, it’s this: the perfect home doesn’t exist. Even if you build it from scratch, you’ll eventually find things you’d change. A home can be close to perfect, but it will never be 100% perfect — just like everything in life.

Yet, every home search starts with this idealized vision of perfection. We imagine how it should look, how it should feel, and how it should function. But after speaking with thousands of buyers, I realized something powerful: at the core of every home search is buyer sentiment — the emotional and rational forces that drive decision-making. And this sentiment can be broken down into three essential words: Wants, Loves, and Needs.

Wants: The Wishlist

Maybe it’s the way morning light floods the kitchen, the scent of an old oak tree in the backyard, or the historic charm of a hand-carved staircase. It’s what makes a house feel like home. The challenge? Love is subjective. Even couples don’t always agree on what sparks that emotional connection.

Needs: The Non-Negotiables

This is where logic meets sentiment. The must-haves that immediately eliminate a home from consideration. The number of bedrooms, proximity to top schools, dedicated space for pets—these are the practical necessities. If an agent sends a listing that doesn’t check these boxes, the buyer is instantly disappointed because it doesn’t match their core criteria.

Early in my career, I realized that if I could understand the balance between what buyers want, love, and truly need, I could help them make stronger, more confident decisions. The problem?
