Seven secrets of buying investment properties with your pension (even if you have no other cash or savings).
If you have a private pension then you can use this money to invest in property!
Who knew? As it turns out, not many people know about this and quite simply it has the potential to completely transform your retirement plans.
There are many ways you can use your pension to 'invest' in property from being a 'silent' investor/partner to buying your own 'bricks and mortar'.
Here are seven secrets most people don't know:
1.Loans: you can make a secured loan of up to 50% of your pensions' value to a limited company for a maximum of 5 years.
2. Loan interest – any loan from your pension will need to be repaid with interest, which has the advantage of increasing the value of your 'pension pot' over time.?
3. Syndicated funding – invest your pension with up to 10 others to finance property projects.
4. Become a Private Investor – use your pension to loan money to property developers to fund their deals and collect a healthy interest back to go back into the pension pot.
5.Corporation tax planning – company pension contributions are a deductible expense in the calculation of corporation tax. Therefore, companies making substantial profits, particularly those that might be affected by the recently announced corporation tax increases of 19% up to 25% from April 2023, can reduce the tax they pay.

6.Tax efficiency – if property or land is bought with a pension, it grows free of capital gains tax (CGT) and income tax. WOW!
7 .Passing assets down the generations – properties bought with a pension can be passed to children and beneficiaries free from inheritance tax (IHT).
