Wall Street South: Real Estate Titan Stephen Ross Dominates in West Palm Beach, Florida

J.P. Morgan Chase has recently joined the ranks of financial institutions making moves in West Palm Beach, Florida to be part of the Wall Street South explosion.

The banking titan has finalized a lease agreement at the 360 Rosemary office building, as disclosed by the landlord, Related Companies.

360 Rosemary, a 20-story structure completed in 2021, stands out as the city’s premier Class A office building, the first of its kind since 2008. Despite the challenges posed by the pandemic, notable newcomers to the market, including Goldman Sachs, Point72 Asset Management, and Elliot Management, quickly filled the 305,838-square-foot space.

Such high demand prompted Related Companies to convert the top floor of the parking garage into additional office space.

Maintaining its position as West Palm Beach’s primary office landlord, Related Companies continues its construction endeavors. One Flagler, a 25-story project initiated in 2021, has already reached over 75 percent occupancy, with five significant tenants securing space:

Bessemer Trust, a financial planning firm set to relocate from Palm Beach island next year.

Baron Funds, an asset management firm based in New York, establishing its inaugural South Florida office.

Highpost Capital, a private equity investment firm moving its headquarters from the nearby Esperanté Corporate Center, also owned by Related.

Paulson Capital, founded by hedge fund manager John Paulson, renowned for predicting the 2008 financial crisis, opening its first southeast office.

Lancer Capital, the investment arm of the Glazer family, owners of various malls nationwide, as well as the NFL’s Tampa Bay Buccaneers the Premier League’s Manchester United soccer teams.

Under the leadership of Stephen Ross, owner of the Miami Dolphins, Related has also attracted new tenants to Esperanté Corporate Center and CityPlace Tower.

Ross’ real estate dominance has completely reshaped the skyline of West Palm Beach and more importantly, brought prosperity to a city that will impact lives for decades to come.
