Walk-Ups Are Worth The Walk

OK, so what is is about classic New York apartments that many of us like? High ceilings? Yes please! Crown molding? Definitely. Big baseboards and big old windows with lots of charm over looking trees at eye level? You know it! Old parlor floors of brownstones with subway tile in the bath and hallway? Bring it on!

Most people view a tree lined brownstone block as, well, beautiful. Well guess what? Brownstones and row houses are usually constructed as walk up buildings. If you want all the charm and character of brownstones and old New York there is a chance you will need to look for it in a walk-up.

At one time or another you have probably thought to yourself: "I want an apartment like Carrie’s." (64 Perry St) or "I want an apartment like on Friends". (90 Bedford St at the corner of Grove St) What is the one thing these three idyllic fictitious apartments may have in common? They are probably in a walk-up. Many of the most charming blocks in NYC consist of small 4 and 5 story buildings. So if a cute tree line block is what you want you may need to trek 2-3 flights to get it. Not only do you get the cute street, you often get a cheaper apartment. Not to mention an unobstructed view with good light. All the old neighboring buildings are usually walk-ups as well due to zoning and landmarks preservation. Of course the best part is getting all that character and charm that comes in an older apartment. Then there is the not so secret reward of having healthy glutes and thighs! If you go up and down stairs at least twice a day it will it will keep you healthy, slightly more wealthy and potentially wise. Throw in some groceries and luggage and you may even not need a gym membership.

If you can sacrifice the doorman and you really do not want a modern cookie cutter apartment then a couple of flights of stairs may be just what you are looking for. Remember you almost will never need to walk-up more than 5 flights. Although there is one building I know of that is a 7 story walk up. Drop me a note and I will tell you where.
