Hi! It’s Virtual Sunday…Again!!

 Its been a busy week, considering…we met with 4 new buyer groups this week and missed a couple, wow! We are seeing new properties pop up in greater mass this past week, and we took numerous groups out looking!! We were able to complete inspections without a hitch, and we are writing on a terrific Julia Morgan inspired home in Oakland and submitting today, good luck to us! We have a lot of folks asking us about a crash. There are a couple of reasons we will likely not see a 2008-2010…there is still just too much demand, not enough inventory, and too much money being fed to the economy…the QE and trillions of dollars being fed might enable even higher prices once this is all over…that’s not to say we will not see a reduction in pricing before that happens, pundits are saying 10%...but it is impossible to time a market, for the most part.

 LOL! We now have a virtual tour to share on Sundays until this ugliness is all over. Yup, more folks are listing homes most of us now have with virtual tours for our listings. Once we complete a PEAD, or Coronavirus Property Entry Advisory and Declaration, with buyers, we can go visit This is basically an informational/hold-harmless document. Last week some agent required not only the PEAD, but proof of funds and pre-approval letters as well!!! A lil over the top in my opinion, lots of extra work! All showings are appointment only, no Open Homes for a while…maybe a long while before we want folks so close together in smaller spaces. The virtual tours are in place of Sunday Open Homes…see something you like? Contact us and we will get disclosures. If you still like the property we can do another video walk through and/or go for a safe visit…Purell, Purell, and Purell once more upon leaving, and in the house I will be masked and hope others will be too. Most, but not all of the listings this week are TRANSPARENTLY PRICED! This is super helpful for most buyers…not that they will not go higher, but it helps with seller/buyer expectations.
