The Village Revolution: How Community Investing is Trending for the Future.

Empowering People to Build Sustainable Wealth and Health Through Collaborative Real Estate Ventures

Did you know that community-based real estate investments have seen unprecedented growth in the past five years? People are trending towards this when considering overall health and wealth for the long term!

Welcome to "The Village Revolution," where we explore how people like you are reshaping the real estate landscape through the power of community investing. HINT: This is a must for women as we NEED a community for our longer life spans!

There are many concepts and styles associated with community investing, including but certainly not limited to:

  • REITs (Real Estate Investment Trusts)
  • Syndications
  • Co-Ownership
  • Crowdfunding
  • Exempt Market Offerings

Today, I'm talking about an overall concept that could involve any of the investment types listed above. The idea here is to open your eyes to the concept of the Village in whatever form it might take for you.

The Concept of 'Buying a Village'

Now, when I say "buying a village," I don't mean literally purchasing an entire town (although that is actually on the table!). We're talking about a collaborative approach to real estate investing where a group of like-minded individuals pool their resources to invest in Commercial properties such as villas, boutique hotels, large multi-families, or even RV/Mobile Home parks.

Imagine this: instead of struggling to buy a single property on your own, you join forces with others to invest in an apartment building, a portfolio of properties or even businesses. This approach not only makes real estate investing more accessible and diversifies your portfolio but also allows you to have a meaningful impact on communities, one of which might be YOURS.

The other key to this concept is that it can be active; meaning that you fully participate and make use of the property, or it can be passive – meaning that you invest in a project that is managed by professionals with investors, lawyers and accountants. More on this in a later article.

Benefits of Community Investing

The benefits of community investing are threefold: financial, social, and environmental.

Financial Benefits:

  • Lower barrier to entry: You can start with smaller investments
  • Diversification: Spread risk across multiple properties
  • Economies of scale: Reduced costs for purchase, property management and maintenance
  • Potential for higher returns: As you improve it, property values can increase significantly
  • No need to give up drivers like cash flow and appreciation

Social Benefits:

  • Building stronger communities that result in lifelong friendships
  • Creating more affordable housing options and not putting all of your eggs in one basket
  • Supporting local businesses, mom-and-pop retirees (millions in the next decade) and each other
  • Fostering a sense of belonging and shared purpose

Environmental Benefits:

  • Implementing sustainable building practices
  • Creating green spaces and community gardens
  • Promoting revitalization and ingenuity
  • Reducing carbon footprint through shared resources

Real-Life Success Stories

Take a look at these two scenarios where a group of people banded together to buy super cool properties! One just a couple of years ago and the other back in the 80’s

And

These two stories show what’s possible, buying cottages in one of the most expensive locations in the world and buying a former manor house on 22 acres and setting it up with twelve apartments! ?These are literally Villages!

Collaborative Learning in Community Investing

Now, you might be thinking, "This sounds great, but I don't know the first thing about real estate investing!" That's where collaborative learning comes in. Lessons, Masterminds and Coaching Programs are designed to empower people like you with the knowledge and skills needed to participate in community real estate projects confidently.

  • If you’ve ever thought of creating your own 'Golden Girls Mansion'
  • If you are amongst the rapidly growing trend of multi-generational family living
  • If you want to be location-independent yet have a ‘home base’ that’s shared with others

Our group has done all of this, multiple times, across many ages, ethnicities and socio-economic backgrounds and we know what is possible AND we know what NOT to do as we’ve made all of the mistakes along the way.

Collaboration typically involves:

  • Expert-led workshops on real estate fundamentals
  • Peer-to-peer learning and support groups
  • Mentorship from experienced investors, lawyers, advocates
  • Hands-on experience in analyzing case studies
  • Looking for, negotiating on, offering, closing on and managing properties
  • Guidance on legal and financial aspects of community investing, mediation and exit strategies
  • And MUCH more

Through these programs, you'll not only gain valuable skills but also connect with a network of like-minded people who will have their own unique reasons for investigating this lifestyle.
