?? Vancouver Multiplex Case Study: A Smart Pivot That Maximized Profit

Thinking about converting your property into a multiplex? Here’s a lesson you don’t want to miss!

Our client in Vancouver’s Westside has a 33' wide lot with an older house, perfectly eligible for a 4plex conversion. On paper, the numbers looked incredible—high profits and a logical plan. But as I always say, “the numbers don’t lie, but they don’t tell the whole truth either.”

Here’s what we discovered:

The target buyers for this neighborhood—older adults downsizing from large homes and families with children—wanted 3-bedroom units with upscale finishes, private yards, and patios. A traditional 4plex design would have produced mostly 2-bedroom units, missing the mark for this market.

The Pivot That Paid Off

By adjusting the design to a tri-plex with the same overall square footage, we catered directly to what buyers wanted. The result?

? Higher price per square foot for 3-bedroom units

? A faster, more profitable sale

? A project tailored to the neighborhood’s demand

The Key Lesson: Start with the market buyer in mind, then design for success.

If you’re planning a multiplex conversion, understanding the market is essential. It’s not just about maximizing units—it’s about maximizing value.
