Welcome back to Straight Talking PropTech.
Last month, I joined Brad Sullivan, Workplace Solution Consultant at ServiceNow, for a webinar looking at how real-time data can solve some of the biggest workplace challenges.
It was a great session with lots of attendees and interesting questions, so I thought I would use this month’s newsletter to recap the highlights.
If you missed it, you can get the full recording here.
How can we solve the top workplace challenges?
As we all know, the way employees work has evolved, presenting a new set of challenges for companies. These include difficulties in getting employees back to the office, inefficient use of desk and meeting spaces, and challenges in creating a seamless workplace experience.
The solution to these challenges lies in data, but the problem is that data is often scattered across various systems –?everything from occupancy and desk booking, to indoor air quality, energy usage, and HVAC systems. Companies are sitting on a load of valuable information, but it is siloed and difficult to use.
That is where Metrikus comes in. We aggregate and normalise data from multiple trusted sources, making it available to ServiceNow as a single point of integration. And Workplace Service Delivery (WSD) customers can then access, understand, analyse and act on this data.
How does our joint solution work?
During the webinar, Brad demonstrated some of the top use cases where our customers are currently seeing the most value. You can skip to 18.30 in the video to watch it, but here are the key takeaways.

1. Informed booking decisions
Employees can see when their collaborators are coming into the office, allowing them to make more informed decisions about when to come in themselves. And when arriving in the office, they can easily see available desks, meeting rooms, and book them based on real-time occupancy data. This makes sure that they pick a spot that meets their needs without wasting any time.
2. Auto check-in/out for meetings
Our joint solution also automatically checks users in and out of rooms. If a room is not occupied within a set time frame, it becomes available for others. This stops the issue of no-show bookings and helps companies to maximise meeting room usage.
3. Air quality-based restrictions
If indoor air quality falls below a set threshold, access to meeting rooms can be automatically restricted. The system can trigger a facilities request to adjust temperature or boost airflow, and employees can get a notification with suggestions like opening windows or taking a break.
4. Energy and space efficiency
Using historical data, companies can analyse peak and average occupancy, helping them make informed decisions about when to close floors, shut off lights, and reduce cleaning costs. Customers we work with are already saving massive amounts by reducing energy usage in underutilised areas.
See you next time
I hope you found this recap helpful. There are even more use cases we are exploring, especially as we dive into predictive occupancy and energy management in the coming years.
