When thinking of the commercial real estate industry, and how to gain exposure or obtain clients the new trend that is only continuing to grow is Social Media Marketing. It affects our everyday lives and is always with us. If you have a phone or a computer then most likely you have social media, and that's what makes it so compelling is that most everyone is connected somehow. Within all the social media, the platform that sticks out is Facebook.
I had the opportunity to sit down and speak with International Bestselling Author, and CEO of DM Productions & Social Media Services Daniel Mignault about social media. We discussed how Facebook and how to implement some tricks and hacks to use for your real estate business on gaining more exposure.
Why is it important to take advantage of social media platforms such as Facebook in the Real Estate industry?
Daniel: The importance of Facebook in the real estate industry is immense especially if you are trying to obtain more exposure to in turn generate more leads. Facebook is the largest social media platform having more than 2 billion users, and the crazy thing is it is still growing. Being sure to take advantage of getting all your content such as listings and marketing videos in front of all those eyeballs is enormous, especially now since people research everything online and are always on social media. For example: After posting a video of your listing on your Facebook profile and it goes to your 3,000 friends then rest assured that your listing is now sitting in front of 3,000 people it would not have if you never made that post.
What is the best way to market yourself on Facebook to where it's more than just your friend's that see your videos or listing photos?
Daniel: A great way to market yourself or listings is through Facebook groups. This allows you to market to a new set of people who are not already your friends on Facebook. There are many types of groups, and each group has anywhere from 100-20,000 + members apart of it. The key to generating exposure and getting out there is to become a part of these groups and begin posting your content on them; you can even add people to become your friend from these groups and by doing that you will start to grow your profile as well.
Are Facebook business pages necessary and is it a good idea to have one?
Daniel: There are many reasons why it is vital to have a business page. One of which includes being verified, by having a business page it allows you to be verified on the platform and shows other users that you are authentic and can be trusted. Being verified is Facebook's way of authenticating, you will see a gray badge next to your name on the Facebook business page once you have been verified. Reviews and recommendations are another critical reason to have a business page. It shows new users who find your page or are directed to it that other people have used your services. This allows them to investigate your good or bad remarks based on the services you have provided. Why these reviews are so influential on Facebook now is also because you can click on the person's profile who left the review and see they are a real entity and not some fake bought review.
Are there any other tricks we should know about when it comes to gaining more exposure on Facebook?
Daniel: A simple but effective trick I have always stuck by and used no matter who or what I am posting for is the Peak Posting Times trick or PPT. This is something that many people will overlook and can cost them in the end, a ton of exposure. Even you having great content that you're putting out, if you are not posting it at the right times, then you can suffer from lack of engagement and your posts being lost in the dust. I find from my research and personal experience that posting early in the morning such as 8 am - 10 am or late in the evenings such as 7:30 pm - 9 pm are the peak times on Facebook to post and where your content will get the most activity and eyeballs which is what you want at the end of the day.
In closing, a couple of tricks and hacks we can take away from this conversation with Daniel is making sure you have a business page and getting it authenticated but also filling it with reviews! Being sure to post at the correct times of the day to get the most amount of engagement. Finally, to begin going after Facebook groups in your niche market area and start advertising your content on them.
