One of our recent projects in the suburbs of Columbus, Ohio, is a prime example of how a full asset transformation can reinvigorate a property, making it a desirable space for tenants and significantly increasing occupancy rates and the ROI ownership expects.
Exterior Transformation: A New Face for the Property
When we first assessed the property, the need for a full exterior repaint was evident. The buildings had faded into the background, failing to make an impact. Our goal was to breathe new life into the asset, making it stand out with a fresh, modern palette that enhances curb appeal. A well-planned repaint can completely change the perception of a space, inviting prospective tenants to picture themselves living there.
Reimagining the Leasing Office: From Hidden to Hero
One of the biggest challenges we encountered was that the leasing office was nearly impossible to find. For potential tenants, first impressions matter, and the leasing office is often their initial point of contact. To address this, we strategically relocated the leasing office to the pool house adjacent to the gym, a more central and accessible spot. This change not only made it easier for prospective tenants to find, but it also created a cohesive space that felt more inviting.
With the old leasing office now vacant, we repurposed it back into a residential unit, immediately generating additional profit for the property. This decision turned an unoptimized space into a revenue stream, maximizing the asset’s potential.
Innovating the Common Areas: From Garage Roof to Outdoor Lounge
Adjacent to the pool, the garage complex had a roof space that was simply unused. Rather than leave it untouched, we saw an opportunity to create a dynamic hangout space that would enhance the overall appeal of the property. We designed a rooftop lounge complete with fabulous lighting, soft seating, and thoughtful landscaping, turning it into a social hub that added a new dimension to the pool area’s vibe.
This multifunctional space encourages tenants to gather, relax, and engage with their community, elevating the property from a mere living space to a place where residents can envision a full life for themselves.
