Foreign investors accounted for 77% of the investment in the Indian real estate sector from 2019 to 2023

A report released on 13th March 2024 revealed that between 2019 and 2023, foreign investments constituted 77 % of the overall institutional investment in the Indian real estate sector, indicating sustained faith in the industry. According to the '2024 Investor Insights – Country Spotlight Series' by real estate consultancy Colliers, the average annual total investment during this period amounted to $5.1 billion. Of this sum, $4 billion was attributed to foreign inflows.

Piyush Gupta, the managing director (Capital Markets & Investment Services) at Colliers India, highlighted that global investors have consistently injected an average of $4 billion annually into the Indian real estate sector over the past five years, underscoring their on-going commitment and confidence. The office segment received the highest average investment of $2 billion, followed by the alternatives sector with $0.5 billion, and industrial and logistics, residential, and mixed-use sectors each receiving $0.4 billion. Despite the enduring preference for income-generating office assets, there is expected to be renewed interest in residential, industrial, and alternative sectors, as noted in the report.

The primary sources of capital in Indian real estate are the United States and Canada, with increasing interest from Asia-Pacific (APAC) countries such as Singapore, Hong Kong, South Korea, and Japan. APAC investments into Indian real estate doubled to $1.8 billion in 2023 from $0.9 billion in 2019, with 2023 witnessing a 57% surge compared to the previous year.

APAC nations allocated 70% of their investments in Indian real estate towards office spaces, while also expressing interest in residential, industrial, and warehousing assets. The Indian real estate market is poised for increased activity in 2024, buoyed by strong demand and a favourable business climate. The report anticipates heightened activity, citing confidence in the policy landscape, narrowing discrepancies between buyers and sellers, and investors' eagerness to deploy more capital across various real estate asset classes.
