Dubai Land Department has announced a groundbreaking opportunity for property owners along Sheikh Zayed Road (from the Trade Centre Roundabout to the Water Canal) and Al Jaddaf. Eligible owners can now convert their properties to freehold ownership, empowering them with absolute ownership rights.

Seamless Verification via Dubai REST

Property owners can determine their eligibility for this transition through the smart application Dubai REST. A total of 457 plots — 128 on Sheikh Zayed Road and 329 in Al Jaddaf—are available for conversion.

The Conversion Process Simplified

  1. Eligibility Check: Verify your plot’s eligibility via Dubai REST.
  2. Application Submission: Submit your request to the Dubai Land Department for valuation and assessment.
  3. Fee Payment: Pay a 30% conversion fee of the property’s valuation (based on Gross Floor Area) and service charges as per Real Estate Regulatory Authority guidelines.
  4. Ownership Upgrade: Once payments are complete, receive a freehold ownership title deed for your property.

Leasehold vs. Freehold Ownership

  • Leasehold: Limited ownership rights for up to 99 years, excluding the land.
  • Freehold: Full ownership of the property and the land, with unrestricted rights to sell, lease, or occupy.
