Shockingly, over half of real estate professionals surveyed experienced such fraud firsthand in just the latter half of 2023.

The modus operandi of these scammers is particularly insidious: they exploit vulnerabilities in identity and title verification processes to unlawfully sell properties without the rightful owners' knowledge or consent. Take the case of John Roney from North Florida, who narrowly escaped losing his waterfront property to a fraudulent sale orchestrated by identity thieves.

What's concerning is that the shift to online record-keeping, while convenient in many ways, has inadvertently facilitated these fraudulent activities. Clay County's Clerk of Court revealed that a staggering majority of property records in 2023 were processed online, creating ample opportunities for scammers to exploit the system.

However, there is hope. Every county in Florida offers a property fraud alert program, designed to serve as an early warning system against potential fraudulent activities involving your property. By signing up for these programs, property owners can receive timely notifications via email or text whenever there's suspicious activity related to their land holdings.

Yet, despite its potential to safeguard property rights, awareness and adoption of these fraud alert programs remain relatively low. In Clay County alone, with a population of approximately 230,000 residents, only a fraction have enrolled in the program. This highlights the urgent need for greater awareness and proactive measures to protect our properties and investments.

As real estate professionals, it's incumbent upon us to educate our clients and communities about the risks of property deed fraud and the importance of leveraging available safeguards. Spread the word about these fraud alert programs, encourage property owners to sign up, and empower them with the knowledge they need to safeguard their assets.
