Our Group Head of Marketing, Hilton Rose highlights some key insights from our Property Management Team's latest innovative initiative, “Broll on a Roll.” Led by Ilze Boshoff , our team embarked on a road trip to one of our proudly managed malls, Mams Mall, in Mamelodi, Pretoria (Tshwane). The “Broll on a Roll” initiative was designed to deepen our understanding of the tenant mix, customer engagement strategies, and overall mall dynamics. This on-the-ground approach allowed us to gather valuable insights and foster stronger relationships with our tenants. Below, we share the top five key takeaways from this road trip, showcasing our commitment to excellence and innovation in property management.
This journey was more than just a fun tour - it was a deep dive into the elements that make the malls we manage thrive.
Here are my 5 key takeaways;
1. Begin with the End in Mind
First, our new “Broll on a Roll” initiative embodies the principle of beginning with the end in mind. This road trip wasn’t just a day of getting out and having fun. These tours have clear strategic objectives: to enhance our tenant engagement and uncover what tenant mixers attract a diverse customer base. Ensuring our strategy for the real estate assets we manage is aligned with our broader vision of creating exceptional spaces that maximise their value.
2. Proactive Engagement
We believe in the power of proactive engagement. This means taking initiative and being responsible for our actions. By regularly holding tenant meetings and maintaining an open-door policy, we anticipate and address tenant needs before they become issues. Creating a convenience and ready-to-serve support system, that most property managers overlook. We have to be proactive in situations within our control and act with responsibility and foresight.

3. Think Win-Win
Collaboration has to be at the heart of everything we do, with a mindset of win-win. By offering free promotional opportunities through our Facebook page and local radio station, we created mutually beneficial scenarios for our tenants and the community. This approach ensures that everyone involved experiences success and growth, fostering a positive and supportive business environment. Together, we achieve results that far exceed what any one entity could accomplish alone.
4. Put First Things First
Prioritise what matters most. Our commitment to tenant collaboration and engagement is evident through initiatives like the WhatsApp group for direct communication and the health-orientated campaign with Dischem and Planet Fitness. By putting first things first, we focus on fostering strong relationships and community connections, which are essential for the success of our tenants and the overall mall ecosystem.
5. Human-Centric Revolution
Broll on a Roll reveals again that a people-centric ethos transcends conventional property management. Beyond merely managing spaces, they prioritise cultivating deep, transformative relationships. We are going back to the ‘it takes a village’ mindset. Through direct engagement, proactive support, and a commitment to community well-being, Broll fosters trust and loyalty that extends far beyond transactional interactions.
