Settlement: The Global Culprit

In many parts of the world, settlement is the primary cause of foundation problems. Factors like the erosion of support soil, the compaction of fill soil, or subsidence due to moisture loss can lead to the ground beneath a foundation giving way. This loss of support causes the foundation to sink, leading to visible damage such as cracks in walls, uneven floors, and misaligned doorways.

Expansive Soils: The Hidden Threat in the U.S.

In the United States, particularly in regions like Texas, Oklahoma, Kansas, California, ?Arkansas, and Louisiana expansive soils present a unique challenge. These soils not only settle but also undergo significant shrinkage and swelling due to extreme weather patterns. When moisture is drawn out, the soil contracts, leading to settlement. But when moisture is absorbed, the soil swells, exerting tremendous pressure on the foundation and causing it to heave or lift—often referred to as upheaval.

The Real Problem: Settlement vs. Upheaval

Both settlement and upheaval result in similar symptoms: cracks in walls, uneven floors, and sticky doors. However, they require vastly different repair approaches. Settlement pulls the building down, unevenly, creating voids that cause structural distress. Upheaval, on the other hand, pushes the building up, unevenly, as the soil swells, leading to similar distress.

This distinction is critical because many foundation repair professionals primarily focus on selling piers—a solution more suited to settlement. When upheaval is mistaken for settlement, the application of piers can lead to repair failures and voided warranties, leaving homeowners with ongoing problems and no recourse.
