Uncovering the Intricacies of the Appraisal Industry: A Deep Dive into its Branches with John Brenan

In my latest podcast episode, I had the pleasure of interviewing John Brenan, a seasoned appraiser with over four decades of experience. Throughout his career, John has explored the many branches of the appraisal industry, offering valuable insights and perspectives on this complex field.

John is incredibly grateful for the opportunity to work in various arenas within the appraisal profession. Attending meetings and hearing the concerns raised by others about proposed changes, such as those related to the use of technology or the requirements to become an appraiser, has exposed him to new ideas and viewpoints. This has been incredibly beneficial, as it has broadened his understanding of the industry and how it impacts different people and areas. Now, when faced with an issue or topic, John no longer has a narrow perspective but instead, considers the different voices and viewpoints that are involved. This has undoubtedly made him a better practitioner and given him a more comprehensive understanding of the industry.

While John did attempt to implement the "government is here to help" approach, it didn't quite succeed. Nevertheless, he appreciates the effort to pursue alternative methods instead of the typical fee collection and investigation process that is commonly associated with state appraiser regulation. While this remains a crucial responsibility, John believes there is value in exploring additional ways to support and benefit appraisers. For those of us who choose to serve the public in this field, it's about making a positive impact, no matter how big or small. Each state has its unique approach, but the ultimate goal is to uphold and protect the integrity of the profession without over-regulating it to the point of extinction, which benefits no one.

It's important to never feel pigeonholed because you never know what opportunities may arise. By keeping an open mind and having a bigger sense of purpose, you can find new directions and passions. John discovered the desire to give back through the opportunity presented to him. Doing well at what you do while being open to new opportunities is essential. Moving forward, he aims to continue making a meaningful impact on the appraisal industry, whether that's in the private or public sector or through consulting. His?goal is to improve the industry for both appraisers and clients, understanding that both sides have unique needs and that finding a balance between the two is crucial for the industry to function properly.

One last tip for John in regard to appraisal modernization. There is a common misconception that appraisers will no longer be needed. While there may be fewer appraisals ordered due to the increasing prevalence of automated valuations, appraisers will continue to play an important role in the industry. It is important for appraisers to not wholly reject change, as every profession and industry is impacted by technological advancements and regulations. Refusing to adapt to change may result in being left behind. Therefore, it is necessary to understand that the world is constantly changing, and it is up to individuals to either adapt to change or risk becoming irrelevant.
