You are going to need Fast, Medium, and Slow money to make it long term as a Long Term Real Estate Investor and Entrepreneur!
I have been through three market crashes in my life time and they are not fun! Frankly speaking they are extremely scary! The first was the 2008 Real estate crash, then the 2014 oil and gas crash, followed by 2020 Covid Crash, in which it was engineered ???? ♂?! So I am not talking out of my ass on this subject! I’ve experienced this first hand and almost went BK twice!!!
There are different buckets of Money in Real Estate Investing: Fast, Slow, and Medium Money! How fast you get paid and how well it performs in certain economic conditions!
Fast Money: Wholesaling, Realtor?and Broker Fees, Consultanting Fees, Coaching, Air BNB, Masterminds, Service Businesses, etc. etc.
Medium Money: Wholetailing, Flipping, Contracting, and New Construction
Slow Money: Buy and Hold, Land Development, and longer transactions.
These are the three different Buckets of money that all of us are in regarding Real Estate Investing and Business! Some do better than others in certain economic conditions!
The faster the velocity of money, the more incline it will be to slowing down and not being as viable of an income source, once the economy pulls back!

This is why rentals ( Slow Money) does better in a slower economy because more people have to rent versus becoming a home owner and new build construction ( Medium Money) slows down!
For example: Flipping and wholesaling ( Fast and Medium Money) will slow down once the economy pulls back, but Buy and Hold (Slow Money) should stay strong, depending on which asset class you are holding!
I am working on some really cool stuff right now with some other Allies to help you guys diversify out of only wholesaling and Flipping, or maybe all your doing is buy and hold! YOU NEED TO BE IN EVERY BUCKET to have a better chance of making it through the next cycle in better condition than you entered it!
