Types of Roofing Systems and Their Pros & Cons (Part 1)

When it comes to the house you live in, a strong and reliable roof is an essential requirement. Not only does the roof protect your home from the elements, but it also plays a crucial role in insulation, energy efficiency, and overall aesthetics. However, choosing the right roofing system can be overwhelming due to the variety of options available, each with its unique advantages and disadvantages.

In this first segment of our two-part series, we will explore some of the most popular roofing systems used in Nigeria, helping you make an informed decision when it is time to roof your property. Let us dive into the details of each system and highlight what you need to know!

1. Metal Roofing

Advantages:

  • Durability: Metal roofs are known for their long lifespan, typically lasting 40–70 years depending on the material. They can withstand harsh weather conditions like rainstorms, high winds, and extreme heat.
  • Low Maintenance: Metal roofs require minimal maintenance compared to other types. Occasional inspections and repairs are all that is usually needed.
  • Variety of Styles: Available in a wide range of colours and styles, metal roofs can easily complement any architectural design.

Disadvantages:

  • Initial Cost: The cost outlay of installing a metal roof can be high. Although it offers long-term savings due to its durability, the initial expense may not fit into everyone’s budget.
  • Noise: During heavy rains, metal roofs can become noisy. While this can be addressed with insulation, it is an additional cost to consider.

2. Asphalt Shingles

Advantages:

  • Affordability: Asphalt shingles are one of the most cost-effective roofing options available, making them a popular choice for homeowners on a budget.
  • Variety of Styles: Asphalt shingles come in a wide variety of colours and textures, allowing homeowners to achieve their desired look.
  • Resistant to Fire and Wind: Depending on the grade, asphalt shingles can be resistant to fire, wind, and even algae, making them a safe option for residential areas.

Disadvantages:

  • Shorter Lifespan: While affordable, asphalt shingles generally have a shorter lifespan of 15–30 years. They also require more frequent repairs and replacement compared to other roofing materials.
  • Vulnerability to Weather: In areas with extreme heat, shingles can warp or crack. They are also more susceptible to damage from heavy rainfall or high winds.

3. Clay Tiles Roofing

Advantages:

  • Durability: Clay tiles are known for their durability, with a lifespan that can exceed 50 years. They are highly resistant to extreme weather, fire, and even pests.
  • Energy Efficiency: Clay tiles are excellent at regulating temperature, keeping homes cool in hot climates and reducing energy costs.
  • Aesthetic Appeal: The natural, earthy tones of clay tiles make them a visually appealing choice that can give homes a good feel.

Disadvantages:

  • High Cost: The cost of purchasing and installing clay tiles can be quite high. The material is heavy, and installing it requires skilled labour, which can add to the expense.
  • Fragility: While clay tiles are durable, they can crack under heavy impacts, such as from falling branches or severe hailstorms.

Choosing the right roofing system is a significant decision, as it impacts the safety, longevity and value of your property. Each material has its own unique set of advantages and disadvantages, making it important to consider factors such as budget, durability and aesthetics.

In Part 2 of this series, we will explore additional roofing options to give you a broader view of what is available in the market. These options can be equally effective, depending on the style and function of your building.
