Types of Commercial Roofing Systems

Types of Commercial Roofing Systems

Commercial roofing systems are built differently from their residential and domestic counterparts. This is because they need to be strong and robust enough to provide commercial buildings with lasting protection from the elements. For this reason, if you are replacing your roof or installing a brand new one, you should never make a decision based on price alone. You should also consider durability, longevity and maintenance, as well as the materials you will need and the aesthetic value that can be added to your property.

Choosing the Best Roof for Your Commercial Property

Are you planning a roof replacement or installation in the near future? At Kingsley Roofing Services, we can provide you with the information and guidance you need to help you make a smart decision. If you cannot decide on which roofing system to install on your property, here is some helpful advice.

Commercial roofing in the UK can be grouped into three main categories:

  • Flat roofs
  • Low-sloped roofs
  • Pitched roofs

Each of these roofs has its own unique qualities. Depending on your specific needs and requirements, you can boost the overall value of your property and make bigger savings. Let’s take a closer look at each type.

1. Flat roofs

Owing to their cost-effectiveness, flat roofs are one of the most popular roofing types in the UK. However, just because they are cheaper than the others, that does not mean that they are not reliable. In fact, quite the opposite. Flat roofs are extremely durable. Moreover, installation is quicker and easier than for the other commercial roofing types. As an added bonus, fewer materials are required when installing a flat roof so you will enjoy excellent value for your money.

Sadly, there is a downside: water accumulation is relatively common with flat roofs, especially during rainy spells and the winter season. Since they have a shallow pitch, drainage can be a challenge. Fortunately, you can avoid this problem by arranging regular roof inspections.

2. Low-sloped roofs

Similar to flat roofs, low-sloped roofs are durable, inexpensive and easy to install. Offering greater safety for your staff, they are commonly used in large-scale industrial and commercial buildings such as factories and warehouses. Unlike flat roofs, however, they have significantly better drainage because of their higher pitch.

3. Pitched roofs

As the name implies, pitched roofs have a prominent pitch or slope. As a result, they have much better drainage than the other two commercial roofing types, with little or no risk of water accumulation. They also offer the most aesthetic value. One disadvantage, however, is that pitched roofs are the most expensive of the three types, although their longer lifespan can certainly make up for this particular shortcoming.

Which Roofing System is Right for You?

Now that we have discussed the general types of roofing used in commercial buildings and establishments, let us explore some of the most popular commercial roofing systems.

1. Metal roofs

Metal roofs are widely used in the UK because they are inexpensive and easy to install. They can also easily withstand any weather conditions and can last for many years. The most in-demand metal roofing materials include steel and aluminium.

2. Thermoplastic roofs

Made of highly flexible and weather-resistant materials, thermoplastic roofing is exceptionally durable. Besides being heat-, fire- and UV-resistant, it can also withstand punctures and strong winds and can last for at least 20 years.

3. EPDM roofs

Ethylene Propylene Diene Methylene (EPDM) roofing is known to be much stronger and more durable than its thermoplastic counterpart. This may come as quite a surprise since EPDM roofs are made from a specific type of synthetic rubber. This type of commercial roofing can be extremely advantageous to business owners because it is easy to install, repair and maintain.

4. PVC roofs

Polyvinyl chloride or PVC roofs are considered to be the most durable commercial roofing systems in the UK today. They are even sturdier than thermoplastic and EPDM roofs. They have fire-retardant properties that enable them to self-extinguish fires and prevent them from spreading further.

5. Green roofs

If you are looking for a sustainable and environmentally friendly roofing system, a green roof will be your best bet. Green roofs are flat and they are covered either wholly or partially with vegetation. This vegetation allows them to absorb heat from the sun. At the same time, it provides protection for the roof and the building below. Not only are they good for the environment, but green roofs are also aesthetically pleasing.
