Marcus took a deep breath. The property’s numbers made sense. The location was great, the amenities were attractive, and the units were fully leased.

But he had one final question for the manager:

"Can you tell me about your floor care routine?"

The manager hesitated. "Well, uh… we vacuum daily. And mop… sometimes. We get a deep clean once in a while when there’s a problem."

That’s when Marcus knew—this wasn’t just a cleaning issue.

It was a management issue
