Turner Honored the Interior/Tenant Improvement Award [ENR: Regional Best Projects 2024]

San Francisco, CA - This year, the 101 California Lobby & Plaza Renovation project by Turner Construction Company was honored with the Award of Merit - Best Interior/Tenant Improvement project by the Engineering News-Record (ENR) for the Regional Best Projects 2024 competition. This transformative work is the latest addition to their extensive award-winning portfolio of more than 60 years of tenure in the Bay Area.

About 101 California Lobby & Plaza Renovation

Turner provided services for the re-envisioned outdoor plaza, lobbies, and new tenant amenities at 101 California Street, a 48-story office tower in San Francisco built in 1982. The client, Hines , aimed to transform the plaza into a vibrant public space and enhance connectivity between indoor and outdoor areas while adding new amenities for tenants and visitors. The redesign included greenery, open spaces, a glass retail pavilion, and a restaurant with outdoor dining. A versatile platform for various events was added, along with lobby enhancements like glass revolving doors, security upgrades, stainless steel cladding, and improved lighting. A significant addition was "The Clubhouse," a 20,000 sq. ft. café, lounge, and fitness center with modern exercise equipment.

Evaluation Criteria

For the competition, projects were evaluated under specific criteria, including topics of overcoming challenges, teamwork, safety, innovation, and community contributions.

In partnership with the Architect, Bohlin Cywinski Jackson , project difficulties successfully prevailed in close collaboration with the design partners of Structural Engineer - Magnusson Klemencic Associates , Civil Engineer - KPFF Consulting Engineers , and MEP Engineer - MEYERS+ ENGINEERS .

The project spanned 12 zones over 22 months, with over 70% of the building occupied. Careful planning and coordination were essential to minimize disruptions. The Last Planner System and proactive issue identification were critical. Effective communication and coordination with stakeholders helped manage facility interruptions and tenant notifications, supported by regular reviews and job walks.

The owner's design vision aimed to revitalize a significant public plaza in downtown San Francisco and enhance the connection between indoor and outdoor spaces. The goal was to create a welcoming entry experience for tenants and visitors with various areas for relaxation and meetings by replacing over 40,000 sq. ft. of Pink Porrino Granite stone and fabricating over 10,000 sq. ft. of plaza planters and security desks. Thanks to the help of Turner's in-house supply chain team, SourceBlue LLC , the project ensured timely progress. Safety was prioritized with a wireless fire alarm system, weekly safety meetings, and engagement of local and underutilized business trade partners, including minority and women-owned businesses.

The project was completed successfully, with multiple design estimates provided before the Guaranteed Maximum Price (GMP) phase to ensure cost certainty and cost savings through value engineering. The project achieved substantial completion ahead of schedule. Recognized by The American Institute of Architects (AIA) and Turner for lean process implementation, the renovation revitalized 101 California Street, demonstrating effective project management, safety measures, inclusivity, and sustainability.
