This is a social problem in Turkey is because of inflation in turkey, The rent increased two or Three times in the last year, therefore, the landlords ask for more payments, On the other side tenants cannot pay much more to the landlord which creates a dispute between landlords and tenants.
Tenants Most of them are foreigners they don't know Turkish Legislation law but everybody should know that the Turkish legal system protects the tenants.
The Landlord has no termination right without a reason Specified in the legislation for example you have one year contract you don't have to leave your flat at the end of One year,the tenants can stay as long as the payments are in order also if there is no any specific reason in legislation.
***The biggest misunderstanding is that we always make the contract for one year &. The Owner thinks that after one year they can allocate the apartment from the tenant & they should leave it but the contract from the general law says it will be until 10 years.
The Termination of the one-year period doesn't give the landlord to terminate the contract but, it gives a right to the tenant to leave the contract at the end of this termination period.
The owner can ask after a 5-year determination of the rent out of the standard increase rates from the first day of the rent agreement landlords can ask the tenants to pay as market value if you don't come up with an agreement with that, in that case, the landlord goes to the court to determine the market value of the flat.
According to the Turkish law system, The maximum increase rate in the law now is according to the consumer price index & is limited to 25 % for homes, not for offices or commercial places.?
What if?the owner of the apartment changed can he ask the tenants to leave the apartment???
