How NC is Setting the Stage for Biotech Growth
At Technical Source, we understand that the shifting landscapes of industry hubs directly impact both the companies we partner with and the talent we place. With Raleigh-Durham making significant strides in the biotech sector, it's more important now than ever for leaders and professionals to stay informed on how these developments could influence growth, recruitment, and opportunities.
As Boston holds its long-standing title as the global epicenter for biotech, Raleigh-Durham is steadily rising as a formidable competitor. With significant real estate investments, innovative life-science projects, and an influx of global interest, the Research Triangle is positioning itself as a premier location for both biomanufacturing and cutting-edge research.
Here’s a closer look at nine transformative projects shaping the Triangle's biotech future and how these developments signal opportunities for both prospective employers and skilled candidates within the industry.
1. Fujifilm Diosynth (Holly Springs)
One of the most ambitious undertakings in the region, this FUJIFILM Diosynth Biotechnologies $1.5 billion manufacturing facility promises to add 1 million square feet of operational space. Located in Oakview Innovation Park, the plant is expected to generate up to 725 jobs, with competitive annual wages averaging $99,848.
With a projected completion date in 2025, this site aims to become a keystone for drug manufacturing in the area.
2. Spark Life Science (Morrisville)
Spark LS, spearheaded by Trinity Capital Advisors and Starwood Capital Group , stands out as a massive 1.5 million-square-foot project dedicated to life-science labs and biomanufacturing. Encompassing 109 acres, the site will feature a blend of workspaces, residential units, and retail.
Phase 1 saw the completion of 155,000 square feet of lab space and two GMP buildings. While tenants have yet to be confirmed, the scale and ambition signal potential for substantial growth and opportunities.
3. Amgen Facility (Holly Springs)
With a $550 million investment, Amgen's 350,000-square-foot manufacturing plant is set to enhance the region's biotech landscape.
Promising over 355 high-paying jobs, this site is a prime example of how the Triangle continues to attract global biotech leaders, supported by substantial local incentives.
4. Pathway Triangle (Morrisville)
Developed by King Street Properties , this 1 million-square-foot site started construction in 2021 and is nearing its initial completion phase. King Street's strategy of building ahead of tenant commitments showcases the strong confidence in the region’s growing demand for life-science space.
5. Via Labs at Hub RTP (Research Triangle Park)
The Via Labs project by Longfellow Real Estate Partners stands as a centerpiece in RTP’s "mini-city" concept. This eight-story tower will support both manufacturing and R&D, marking another key development with significant leasing potential. Its completion will add to Longfellow's impressive 5 million-square-foot portfolio in the Triangle.

7. 150 E. Rosemary Street (Chapel Hill)
This seven-story, 238,000-square-foot wet-lab and office building by Grubb Properties brings innovation to Chapel Hill.
It’s an essential component of the town’s emerging innovation district, replacing the Wallace parking deck and contributing new retail spaces and underground parking.
