TRE Growth Fund I Jan '23 Update

We are in the process of completing our taxes for 2022, and we do anticipate completing taxes by the deadline. However, if our CPA runs into unanticipated delays we will notify you as quickly as possible for filing extensions.
Despite the Freeze, little damage took place.
The freeze in early February accompanied by power outages was very disruptive to our residents. Fortunately, the properties had very little damage take place. January operations had another strong month. We've made repairs, light renovations and replacement of appliances in 2022 in order to have a more consistent operating expense budget for the long term. The portfolio maintains 100% occupancy across the portfolio.
Acquisitions: Our fund has recently acquired a single family home at 16918 Whitebrush Loop, Austin, TX 78717 with an existing lease in place at market value. We have very favorable debt on this asset at 4%.
New Market: Llano, TX
Additionally, we are under contract for 2-duplex properties in Llano, TX (803 W. Navarro Street). The purchase price is $335,000 and we anticipate rental rates from $875-1000 per month for market. With the right marketing we feel this asset should be valued conservatively at $415,000, which would grant us about $80,000 in equity capture day one. Given the low tax basis in Llano, we should have healthy cashflow once we push rental rates to market value. We anticipate closing by the end of February or early March.
