Transforming Vacant Houses into Magical Spaces that Net Your Sellers More Profit

Stager, transforming Realtors' listings from lived-in or empty to highly marketable homes buyers LOVE ?Home Staging expert adding value by maximizing homes’ showing power ?Unique 9-step occupied home process to WOW!
Maybe you already knew this about expired listings, but this relatively new stager is learning lots about the housing world.
It's actually a pretty sad statistic.
78% of expired listings are VACANT (NAR). (But most listed houses are occupied!)
Imagine if, instead of expiring, or taking deep price adjustments ??, that those houses started a bidding war, selling for thousands more ??, and months earlier ??, eliminating STRESS and ongoing seller carrying costs?
This very well could and can happen. What could have made the difference?
Staged houses sell up to 90% faster (RESA) when staged from day one on the market, and for up to 6-20% more than homes left vacant when selling (NAR).?
WHY???....
#1?? ? People Don't Buy Houses, They Buy Homes
You know when a buyer goes into a house and they say it just “feels like home”??
It is warm, inviting and they can easily make an emotional connection with it, seeing themselves living there.? (Don't you wish ALL the houses you took them to were like that?)
How often do you hear of an empty house described as warm and inviting?? You're more likely to hear: sterile, cold, uninviting and flawed.
In fact, the number one reason a buyer purchases a house is because it "feels like home!"
Since buyers connect to a place that feels like home, by making all your listings "feel like home," they are going to resonate with more buyers, resulting in faster sales and the highest price possible. Are you with me?? ??
#2 ? ? When A Room Is Vacant, Buyers Focus On the Negative Details that they can Clearly See
?What do you notice in the room on the left in the photo below??
Are you, like the potential buyers initially were, distracted by all the odd wall items and random furniture? Those odd plugs are still there, but they don't shout at you when you walk into the room after staging.
It’s so much easier to notice the odd things, or a crack in the wall, or the chip in the tile, when there is nothing else to look at.?
The house below sat empty for months before we were called in to stage the living, dining and kitchen; going under contract shortly after we staged it.
How can we best capitalize on the positive aspects of a home, while de-emphasizing the negative aspects so that it will make a stronger emotional connection with buyers?

? So how do we get prospective buyers to BOTH emotionally connect to a vacant house AND not notice every little flaw a "naked" ?? room?
Many people think vacant staging "costs" a fortune.? That it's "only" for high-end homes. This could not be further from the truth!?
I have staged many vacant houses ranging from low- to mid- to high- price points, always with OUTSTANDING results! And always making more of an impact on buyers and on the NET profit.?
It is less outlay than most people think, and more importantly, the NET PROFIT is going to be higher due to more interested eyes on the property and more feet in the door.
The emotional experience of a buyers' walk-through is just SO much more powerful!?
Consider as well the monthly carrying costs, as most sellers who have a vacant house are paying for two mortgages, utilities, taxes and insurance.?
Every additional month on the market is probably adding at least $2,000+ to the seller's loss column, if not thousands $$$ more. This could end up being more than $20,000 just to keep the house hobbling along on the market for an additional 6 months!
(And, just so you know, one of my vacant packages is well under $2,000. Another including the primary bedroom is right above that.)?
You just can't go wrong by staging key rooms in a vacant house.
Considering that staged houses sell up to 90% faster (RESA) and for up to 6-20% more than homes left vacant (NAR), how can you NOT recommend staging to your vacant home sellers??
? Just reducing their time on the market by one month will most likely cover their staging investment. ?
