Dubai Accommodation Guide

A valid residence visa and Emirates ID is required before signing a tenancy agreement. Therefore, it is normal to stay in a hotel or other temporary accommodation for at least 4 weeks while your residency visa is being processed. This does provide an opportunity to get to know the different residential areas before deciding where to live. Most people rent before considering whether to buy a property.? In general, rents are higher the closer you are to downtown or the beach. As you move further inland, rents decrease. Annual rent is usually paid in 1, 2, 3 or 4 instalments (with post-dated cheques) and you may be able to negotiate a lower rent if you pay for a whole year up front. Monthly direct debit rental payments are not usually accepted in the UAE.

Rents vary a lot and although rents decreased during the COVID-19 pandemic, they have been increasing in recent years.

The Meadows, Springs, Jumeirah Park, Emirates Hills and The Lakes are large neighbouring residential areas with villas, good landscaping, community facilities, parks, shops etc. Popular for families.

Deira - Older area of Dubai across the creek. Close to the International Airport. Residential apartments and villas. Traffic can get busy.

NB. Rents in the neighbouring emirate of Sharjah are much cheaper than Dubai. However, the traffic between Dubai and Sharjah on weekdays is extremely busy with long traffic jams common. This can also affect areas on the commuter route, especially Deira.
