First and foremost before I dive into this I'd like to just share a bit about me and my background.
I come from a SaaS (Software-As-A-Service) space - worked and helped 3 software businesses scale and get them new clients with sales and marketing in the last 4 years.
Along the way, I've just picked up amazing skills from amazing mentors and people in both strategies, sales, and marketing.
With time, by helping those SaaS businesses, other people started to ask me for help and I've realized there's always a problem in any market...

SECRET #1 VOI > ROI.
Let me explain...
We all know about ROI - Return on Investment.
But do we know about VOI?
VOI stands for Visibility Of Interest.
If you're not getting attention from your community, zip codes, other real estate agents asking questions then you're in danger.
You can't expect ROI if you can't grab the seller and buyers attention in a predictable and consistent way, 365/24/7.
If you're stopping your marketing activities now then you're shooting yourself in the foot, all marketing on social media is massively underpriced, 20-30X cheaper and yet more effective then the majority of the services on the market.
VOI is also all about branding and pushing it with all channels to create "Top of the funnel" and a big future pipeline of references, network and sellers and buyers.
The fastest way to get VOI is a streamlined combination of paid traffic channels and creating amazing content for your target sellers and buyers (it's always important to perfectly describe your customer avatar & local market before you do any marketing)
Create a Google Adwords account, create a facebook business page and create an IG(Instagram) and start driving traffic to your funnels - get people to see. You don't need to always pitch them about your listings, people need to see that you exist as a real estate agent and that you provide massive value to both sellers and buyers.
You can even run ads surfing on waves in your community 10-mile radius and you will get the top of the funnel branding and opportunity coming to you because of that ad (please understand that this happens over long periods of time 12-24+ months)
Never underestimate the power of the consumer attention, it's actually why 90%+ businesses fail, they can't get their customer attention (or they can't solve their problem)
VOI gave birth ROI, not vice versa.
VOI > ROI. Period.

SECRET #2 Facebook Ads + Google Adwords > Zillow (In my own Opinion)
I've seen it so many times, real estate agents that are using Facebook + Google + IG properly are getting 5-12X more results then if they use Zillow properly.
The core problem is that people just don't take the time to study how Facebook and Google works and never develop the skill to market there and actually get closings.
Zillow, on the other hand, is a just a done for you lead gen service that's going to get you in front of buyers.
And I'm not telling you that because I'm biased for specific solutions but because I see this in every state in every market. There are massively successful people that are getting closings online, at a cheaper cost, faster, more predictable and with more long-term opportunity in the pipeline.
And if you don't believe you've lost the game already.
Someone is crushing you right now 27X times bigger because they are learning every day how to leverage underpriced attention. (or someone is learning for them and executing that).
That's the truth.

SECRET#3 Customized Landing Pages > Website
I've audited over 1200+ websites of real estate agents and I see this mistake every single day. People start adding a ton of content on their website and drive all the traffic to their website.
The concept of the basic website is absolutely outdated, it's just a showcase of what you do, who you are and how you can help a specific target market.
You're driving specific traffic to a non-specific page that has so many other options that makes your potential seller and buyer leave your website and not go through the funnel.
Customized landing pages are where you get a lead to do what you want them to do that based on the value you provide.
That's the only efficient way on how you can convert people online to either get an email, phone number, name or even more.
If you don't have an intro custom landing page for a seller or for a buyer in one of your zip codes than you're clearly not specific and not going to get their attention.

Now the trick is to target people correctly and to know the social media platforms on top of the offers/messages/copy.
Now they get to an Orlando Homeowner Landing Page where they leave their email and you do a personalized video email to just introduce yourself and invite them for a dinner or chit-chat about their future 6-24 months plans or even next 5 years. Build up the relationship.

SECRET #4 Chatbots > Email
Email is one of the key ways to build relationships at scale with sellers and buyers
If you're not selling one valuable email a week on the market for all your sellers and buyers - you're just not keeping in touch with them.
However, if you already do that, let me show you clear data.
The average open rates are nearly 20% and Click Through Rates are 1.5% which means only 2 people are engaged with your content from 300 you have on your list.
Now, check this out...
If you use a chatbot on messenger you can see:

Why not scale up relationships here as well?

You cannot beat a phone call with chatbots, email, facebook ads or anything like that.
It always comes down to the phone call - that's where you can go above and beyond and provide 1-on-1 personalized value.

It's not all about Zillow, Realtor.com, Facebook Ads, Funnels, Chatbots, Systems, or anything like this.
