With an excess of vacant office buildings across the globe, the industry is seeing a pivot with adaptive reuse, or the conversion of existing buildings from commercial to residential uses. A recent study from the real estate firm Cushman & Wakefield found that about a fifth of U.S. office space was vacant as of the end of last year. Many cities have relaxed rules for some office-to-residential conversions. For example, last summer, the Seattle Office of Planning and Community Development (OPCD) launched a call for proposals inviting design teams and building owners to submit ideas for repurposing existing office space into new residential and commercial uses. In 2022 our friends at Oak Ridge Church in Salisbury, MD, asked if we could help out one of their new tenants with a concept design package. The church owns an entire strip mall and had leased a former K-Mart to the Junior Achievement Center (JAC). ?? The JAC was looking to spruce up their building's exterior, so we jumped on board and collaborated to give their building a fresh new look! ?? In Vancouver, we have a vocal minority who just can't accept that Central Broadway - with the second highest concentration of jobs in the province - has grown to be an extension of the downtown . They just can't accept that new planning policy has been vetted and approved by Council after a multi-year public planning process. Minority opponents continue to produce crappy "birdshit-architecture" renders (borrowing a term from urbanist Jan Gehl) to fear-monger and complain about the development of new market and below-market rental housing, new local-serving shops and services, new childcares, improved streetscapes, places for people to socialize. I say consider the quality of the applications that are all available online, particularly the design at grade, the most important part of a building. In addition to thousands of new market and below-market homes, work spaces and social amenities like new daycares, I urge decision makers to consider the high quality of street-level design, landscaping, trees and public spaces proposed for the great majority of Broadway Plan applications as they all go through intensive City design review. MCM + HAPA's 2111 Main St is one example among scores of others that demonstrate very excellent public ream and streetscapes.

A term I like to use is context. What is the character of the neighborhood. It is however, important to understand that in urban environments, one of the elements of a stimulating environment is the juxtaposition of modern and classical, strong yet simple form coupled with classical architectural ornament. In college one of the first assignments I had as to create variety within order. This sums up what a great urban environment should be.
?Why beauty matters in the urban environment. Hereford Square, London. The before image is a five-story residential building that was built in 1958 on a bomb-damaged site on Hereford Square in London. In 2007, the building received a Grade II listing, but a procedural error and a private appeal led to its delisting in 2008. A developer subsequently bought the building and tore it down, rebuilding in its place the three stucco-fronted townhouses that had previously occupied the site and been lost to bombs in World War II. The replacement townhouses have significantly more visual appeal than the building they replaced, and are much in keeping with the architectural character and heritage of the area. If asked which one they preferred visually, the vast majority of people would no doubt choose the rebuilt townhouses over their predecessor. What do you think?

Digital Biscuit Tin 2023 - Westminster - Placemaking Maybe not what you expect of 'Westminster' but not all of London is High Rise Offices and Penthouse apartments. I'm not a fan of the term 'Placemaking' (It always sounds to me like laying a table) as my preference is Urban Landscaping, however 'furnishing' an Urban Area really turns a space into a community. With so many people now living alone, an outside space where they can sit and chat, and in many cases, grow flowers or veg, these areas are capable of building communities. Whilst I lived, as a kid, out in the 'Sticks' outside London, I had many friends who grew up in these developments. The play area was in the centre and the flats surrounded them, giving the parents a good view of what was going on., and being able to throw the odd football, frisbee, or tennis ball back. Landscape Furniture has to be well designed, robust (sadly) and easy to maintain. It has to tick all the boxes on sustainability and safety. Having met all of that, it has to look good as well. When we are having the 'debate' (However hopeful that may be) on housing, its important that we build housing where it is needed most, not where it suits the developers. Cities and towns have plenty of spare space so that those living there are not reliant on cars and have choices for Public Transport. (Bus, Train, Underground, Tram??) Good landscape planning and design builds communities where people meet up and chat rather than houses where people fence themselves in. #photography #urbanlandscaping #london
